Full description

Tenure: Freehold

This fine building probably dates back to the early 16th century and is built in a delightful mellow brick, set under a pitched and tiled roof. The house enjoys a lovely location in a secluded valley with the River Rib running through the bottom of the garden. Despite the very rural nature of the immediate approach to The Coach House, the A10 is only one mile away and there is a reasonable range of shops and facilities in the picturesque village of Standon.

The Coach House has benefitted from a sympathetic and comprehensive programme of repair and restoration using traditional and natural materials. Works include re-wiring, replumbing, a new oil fired heating system and installation of modern bathrooms and kitchen. The house has much character, with exposed timbers, open fireplaces and a mixture of oak and stone flooring.

Outside, there is a pleasant approach along a private driveway which leads to the adjacent Standon Lordship. The road runs alongside the river and leads to a walled courtyard behind the house, which provides ample parking and a double garage and workshop with a kitchen, shower room, bedroom and recreation room.

The gardens are a particular feature and include delightful linked raised ponds, an extensive stone terrace and traditional herbaceous borders. Lawns run down to a small section of the River Rib. Ownership includes approximately 60ft of the river itself, together with fishing rights.
Directions From Bishops Stortford proceed west on the A120 and follow the road through the traffic lights at Little Hadham and follow the road to Standon. Ignore the left turn into Standon village and climb the hill out of the village and look out for a left turn to Barwick. After about a mile take the second turn on the left into a private road signposted to Standon Lordship. Proceed to the end of the road, cross the river, leave Standon Lordship on the right and take the left hand driveway to The Coach House.

From the A10 at Puckeridge take the A120, there will be houses on the left hand side of the road and fields on the right, just as you go down a hill into Standon village, there is a white house on a corner of a lane, turn right here towards Barwick. Follow the road for about a mile, taking the second left turn and follow the driveway to Standon Lordship, taking the left hand driveway.
