Full description

An attractive Grade II listed cottage which we understand dates back to the mid 1800's. Highly regarded village location to the west of Nottingham, with good road and local rail links. Four bedrooms, first floor bathroom and downstairs cloaks/WC. Breakfast kitchen with utility, study, sitting/dining room and separate high ceiling lounge with impressive exposed beams and timber. Good sized west facing garden and for sale with NO UPWARD CHAIN.

Overview - Hoveringham is a highly regarded conservation village lying about 12 miles to the north west of Nottingham. The village itself has a church, a village hall and a pub and close by are the villages of Lowdham and the Minster village of Southwell, offering a wide selection of shops and facilities. In addition, both Thurgarton and Lowdham train stations are within a couple of miles.

'Holmleigh' is an attractive period cottage which we understand dates back in part to the mid 1800's and has more recently been Grade II listed. And although it has no official off road parking, there is the possibility of creating parking space either at the side or rear of the cottage, subject to the relevant permission/consent. Downstairs is a great size, with both reception rooms having exposed timber, in particular the lounge, with its high ceiling creating a very bright and spacious room. Upstairs there are four well proportioned bedrooms, the smallest measuring 9'10 x 8'6, along with a fully tiled bathroom. Outside, there is a small front lawn which extends to the side. The driveway of Homleigh Lane serves the dwellings located to the rear of the cottage, where a gate leads through to a good sized enclosed lawn which is virtually west facing.
