The Grade I Listed St Andrews church is situated at the far end of Church Street where there is also a popular Church of England primary school, an active village hall and the local Welby Arms. A village shop is to be found in the nearby larger village of Harlaxton along with The Gregory Arms public house. Comprehensive shops and other amenities at nearby Grantham where educational opportunities include excellent boys and girls grammar schools. There are also well known public schools within daily travelling distance at Oakham and Stamford. Grantham is popular with commuters with its station giving excellent access to London Kings Cross with a journey time from around 70 minutes. There is also a useful cross country rail service into Nottingham from Grantham.

Denton Lodge is an attractive double gabled detached house dating from 1791 and, although situated at the heart of the village Conservation Area, is not listed. The property is constructed of mellow local stone beneath a pan tiled roof and enjoys an aspect over open paddock land to the front. The house has been tastefully modernised and improved by the present owners over the last 29 years to offer generously proportioned family accommodation of considerable charm and character with many of the rooms enjoying dual aspects.

The ground floor comprises a good sized central hall with an American oak staircase off and gives access to the ground floor rooms which include a comfortable sitting room with an open fireplace, a separate dining room and a spacious office/study, each enjoying dual aspects. The kitchen is a particular feature with exposed beams, granite work surfaces and an AGA cooker with hand painting tiles to surround depicting Belvoir Castle and local rural scenes. There is also a similarly fitted adjoining utility room.

The first floor accommodation is arranged around a central landing and includes a master bedroom with an en-suite shower room off together with four further bedrooms and a family bathroom. All but one of the bedrooms has dual aspect windows.

A detached annexe has been created in recent years and provides high quality ancillary accommodation with a contemporary emphasis and suited to a number of uses including the generation of rental income if required. The annexe comprises a spacious kitchen/living room which can be used as a cinema room together with a double bedroom, an en-suite wet room and separate WC.

The property offers good privacy and security and is approached through electric gates with an intercom entry system and a block paved drive provides ample secure parking with a double garage beyond.

There are good sized private gardens to three sides and extending to approximately a quarter of an acre.
