Planning Potential We have had pre-application discussions with the Local Planning Authority to ascertain the likelihood of obtaining planning permission for residential development within the yard, based principally on proposed conversion/replacement of the existing outbuilding to form a pair of mews style apartments . Informal advice was provided by highways indicating the existing access was not suitable for intensification of use due to lack of visibility, however we were advised by highways that given the proximity of the site to the town centre a car free scheme may be achievable, and could be explored further with the planners.

A conservation officer was also consulted regarding outline proposals. The indications were although a convincing argument would need to be presented to justify the loss of an outbuilding, due to the extent of subsequent alterations to its original structure its significance is reduced.

Discussions were also had to determine if the existing vehicle access could be widened by removal of a later lean to conservatory and parapet wall, the indications were the removal off this structure was unlikely to be problematic. Any opinions expressed by officers were informal and any purchaser would need to satisfy themselves as to the planning potential of the site.

Important Note:
A survey has been carried out by a structural engineer which suggests that settlement has occurred because of soil conditions and that to prevent any further long-term movement, piled underpinning will need to be carried out to prevent further settlement.

A copy of the structural engineer's report is available on request.

 

Situation Thetford offers a wide range of facilities including pedestrianised shopping area as well as good transport links via the coach station and via Thetford railway station to east midlands and the north, with one change of trains giving access to London, whilst the A11 also provides easy access to London. Within the town there can be found a swimming and leisure pool complex, with the schooling catering for all levels of education from Private through to State. 

Directions On reaching Thetford from the A134 at the set of traffic lights take the turning right onto Norwich Road and continue along this road through another set of traffic lights, after which the turning for Earl Street will be found on the right hand opposite a Tesco's Express. Continue along Earl Street where the property will be found after a short distance on the right.
