THE PROPERTY

Situated within a convenient location with easy access to Mark Tey station and the A12 trunk road. This spacious circa 18th Grade II listed former farmhouse offers extensive accommodation arranged over two floors amounting to an impressive 4498 sq ft. The property has potential to convert the garage and office into a self contained annex (subject to all usual planning consents and conditions). In the main house the accommodation comprises; spacious triple aspect sitting room, dual aspect snug, dining room and kitchen/breakfast room. Located off of the kitchen/breakfast room is a sizeable utility room which in essence would lend itself to being an extension of the kitchen, again subject to all the usual planning consents and conditions. On the first floor the spacious landing gives way to five double bedrooms. The master bedroom has a vaulted ceiling. The first floor accommodation is completed with two family bathrooms. Outside the property sits back from London Road and is accessed via a carriage driveway providing off road parking for numerous vehicles. The property sits well within its own grounds of approximately 0.75 acre, the rear garden is beautifully laid to well tended lawn incorporating a large sun terrace and garage.

THE STORY

Very few people have the opportunity of living in their dream home once in their lives - let alone twice. But Lesley has been privileged enough to spend two long periods of time at beautiful Wisemans House, in Stanway.

"I lived there from the age of four to eighteen and then as an adult bought it from my father when I was 38," she explains. "It is a magical place, a wonderful old house, with beautiful timbers and lovely fireplaces. As a child I had a den at the end of the garden and would explore and play with my sister and cats for hours on end".

"After leaving home I only ever lived in older properties and so when my husband and I had the chance to buy Wisemans House it seemed perfect for us. It is a lovely, welcoming place, which has always felt like home."

EXCEPTIONAL SPACES

Once named Stanway Manor and also formerly known as Maidenhead, the house dates back at least as far as the 16th century, she suggests. Lesley's father carried out careful renovations to the property, which even saw him carefully make some beautiful Japanese oak doors to tie in. The house was extended to include an additional utility room/hobbies room together with an extra garage space, giving the house exceptional flexibility for anyone with hobbies, interests and outdoor leisure pursuits that require the storage of equipment.

"I have loved having the huge utility room as it has been ideal for my dogs and creative hobbies but someone else may well wish to open it up into the kitchen to create one huge area," she says. "Subject again to the relevant planning permission, the internal garage is absolutely massive and could have potential as work space or even conversion into an annexe."

INVITING AMBIENCE

As it is, however, Wisemans House already offers substantial living space. The rooms have an abundance of character, giving the whole property an inviting ambience.

"The dining room was always my husband's favourite room - it feels historic and atmospheric, and is a wonderful place to entertain in the winter," says Lesley. "I love being in the kitchen or in the snug where I can light the fire and settle down to watch television."

GREAT ENTERTAINING

The large sitting room has been a backdrop to many lively family occasions and parties with friends and colleagues over the years.

"It's wonderful for entertaining - we have had all sorts of celebrations in there, from birthday parties to business dinners. Then in summer you can, of course, use the garden too, as there is space for a marquee and for people to spread out on the lawn. I have held charity parties out there for over 100 people," she says we have used the internal garage as a disco and as a casino - and I've always had disco lights out there too to turn it into a dance floor for parties!"

BEAUTIFUL BEDROOMS

Upstairs, bedrooms can be arranged to suit the needs of the new owners, Lesley says.

"My bedroom is large and lovely - I have decorated it in a deep red, which I love because I am into ethnic styles and meditation. Someone else might prefer it to be lighter in colour, like the rest of the house. I use another bedroom to store my clothes in and this could make an excellent dressing room for someone else too perhaps."

She adds: "This is a very versatile house, which is comfortable and easy to live in."

PERFECT HOME

The garden has also given Lesley great joy. In her time there she has turned her father's vegetable plot into a terrace, complete with pond and water feature. Further down there is another pretty seating area, with brick arches and climbing plants, where she likes to have her hanging double bed.

"The garden has always been my haven. I had a very busy office job and loved nothing more than coming home at the end of the day and just sitting outside in the sunshine unwinding," she says. "With its beautiful big trees, it feels like a park - it is wonderful for children and great if you have dogs."

She adds: "This is a beautiful house to live in and I have been very happy here both as an adult and as a child. For someone else who loves entertaining it would be perfect and for a family I can't think of anywhere better to be."
