Full description

Tenure: Freehold

An exquisite Grade II* converted barn, with the benefit of a range of traditional brick outbuildings and substantial storage barn, situated on the edge of the small village of Sustead enjoying a rural location within North Norfolk.

A former agricultural building converted in 1989. The conversion was awarded by North Norfolk District Council the Graham Allen Award as being the best conversion and building works of that year. The house is thought to have originally been part granary and part stables for the medieval Sustead Hall and is listed Grade II* as being of outstanding Architectural and Historic Interest.

Believe to date from 1584, the property has been carefully converted to form an attractive and comfortable family house incorporating many of the original features. The property is offered with a generous range of outbuildings which offer a variety of uses, to include storage, garaging, home office, gym, workshop or further accommodation for the main house.

The property offers three bedrooms and two/three reception rooms layered over three floors. The barn retains a wealth of character featuring exposed Tudor brickwork and oak timbers, stone mullioned windows and the octagonal, star capped Tudor chimney.

The property is approached by a private shared lane which borders open countryside to one side and alongside the woodland area to the other. Accessed via a 5-bar gate into the walled entrance garden with driveway and open cart shed parking. The house is approached via a gravel pathway laid to lawn either side with bordered bedding areas, plus a raised terrace area is found directly to the front of the property with further steps and railing to the central front door.

THE ACCOMMODATION The ground floor of the house offers an open plan recreation room which offers dual aspect windows to the front and rear of the property, along with doors to both aspects. Dividing this room from the bedrooms is the staircase, incorporating a number of original hand turned spindles, which rises to the first floor and beyond. Two bedrooms, a family bathroom (with shower over), utility and storage cupboards are found within this half of the ground floor.

On the first floor the stairs open into the grand double height vaulted kitchen and breakfast room exposing the unique timber beams, again with the benefit of dual aspect windows. Handmade locally-sourced oak kitchen units, double butler sink, and range cooker are further complimented with contemporary inset lighting and Corian worktops in addition to the stainless steel topped kitchen-island. The expansive sitting room divided from the kitchen by the central staircase features a wood burner inset into the external chimney, amongst a fully exposed brick wall.

The second floor offers the master bedroom suite and the study mezzanine galleried area. The study features a gallery view over the kitchen below and presents the high mullioned windows that extend into the apex. The master bedroom suite presents a bath and double shower en-suite, as well as wardrobe and storage space. With exposed timbers and vaulted ceiling, the room is further accentuated by the feature stone mullioned windows with high level views.

THE OUTBUILDINGS Tudor House features a variety of outbuildings suitable for workshop, studio, storage or business usage. The annexe offers in excess of 550 sq ft of ground floor space, in addition to the benefit of a toilet. This building abuts the main house, and features a double height open main room with double height ornate windows. To the rear of the property is a converted stable building across the courtyard with the benefit of electric storage heaters, exposed brick and flint walls, and is divided by an internal glazed wall. The house has a separate boiler room containing condensing oil boiler and oil tank that provides the main house with heating. This outbuilding offers further storage facilities and features double access doors to the front, and a side access pedestrian door.

There is also a large storage barn in excess of 5,500 sq ft with concrete floor and 3 large barn door openings accessed via a separate 5 bar gate from the lane.

This leads through to the fenced and hedged woodland area that runs down to the road which contains the raised remains of the old dairy and a mixture of trees and grass.

SITUATION/LOCATION Tudor House is situated in an unspoilt rural position on the edge of the small scattered hamlet of Sustead with idyllic countryside views yet convenient for the coast and nearby towns. After about 2 miles turn right at the junction for Sustead, another half mile and then left at the phone box signposted Hanworth, and Tudor House will be found on the right just after the farm yard entrance.

From Norwich take the A140 towards Aylsham and Cromer. On reaching Aylsham continue on the A140 for approximately 6 miles before turning left to Hanworth. Follow this road over a cattle grid, across Hanworth common, straight over at the junction and follow the road to another cattle grid.
