The Story

Tucked away in approximately 10 acres of its own land, in an elevated position and with far reaching views, The Whitehouse has provided its current owner with everything she was looking for.
The house itself has offered substantial living space and the rural location provided peace and tranquillity, as well as the opportunity to keep horses and ponies. But it is also the convenience of the Broxbourne setting that has been perfect, she explains.
“This was ideal because there was plenty of land for the horses and the house itself was secluded,” she says. “There is lots of privacy but at the same time you are near to all the facilities. It is convenient for local schools and it is easy to get into London, with the M25 and A10 both quick to access. It is rare to find a property in a location like this, where you are also just a few minutes’ drive from a station, with direct fast trains into London Liverpool Street.”

EQUESTRIAN HOME
Grade II Listed, The Whitehouse is an impressive property that has a long history as a prominent country home in the area. During the second world war it was used as a military barracks. In recent times, however, it has been an exceptional equestrian home, providing its current owner with outstanding private facilities.
“It has been brilliant,” says the current owner. “The equestrian facilities are well arranged and maintained, and work very well.”
The facilities include six large post and rail fenced grazing paddocks, stables, a manège, barns and a tack room.
“This is a nice location for riding,” she adds. “There are a few bridleways and we have easy access to Bencroft Woods.”

CHARACTER HOUSE
The house itself has also been significantly upgraded in the 15 years she has been in Broxbourne. Existing spaces were renovated and the property was extended shortly after they bought it.
“It took us about a year to complete the work,” she recalls. “We extended out to the back to give us a much larger kitchen dining and family room, as well as an office on the ground floor. Upstairs, we were able to create an en suite bathroom to the master bedroom.”
Rooms now offer a blend of the modern and the traditional. The kitchen has a sleek contemporary finish, while other rooms have feature fireplaces and coving. The property also still has Georgian style windows.
“We wanted to keep the character and the feel of the house,” she adds.

ENTERTAINING SPACE
With generous reception areas and four very well proportioned bedrooms, The Whitehouse offers spacious and comfortable living.
“It has always been a very good family home,” she points out. “When we came here I had a newborn baby, a two year old and a 10 year old. The children have always been able to have their friends over and it has been great for their birthday parties.”
The property has been outstanding for more lavish entertaining too: “We had my daughter’s wedding here, with 200 guests, my grandson’s christening and my 40th birthday party, with a marquee out on the lawn. This has been a great party house for everyone in the family.”

SCOPE FOR CHANGE
Although the property has been ideal for the current owners, there could be scope for whoever moves in next to make their own mark on it too.
“We did have planning permission to extend out over the kitchen to make this into a five bedroom house. Anyone wishing to look into renewing this could find it would give them an additional bedroom, dressing room and en suite bathroom.”
Similarly, she has also considered using the equestrian facilities for commercial use, again, something new owners could consider if they wished.
“I was thinking about opening a trekking or riding centre and did achieve planning permission for change of use,” she adds.

CHILDHOOD DREAMS
The detached gym and playroom at The Whitehouse could also lend themselves to all sorts of uses for someone who wished to work from home.
“I do think there are lots of possibilities with this house,” she says. “It offers a country lifestyle and there are opportunities for walking, riding and playing golf at Brickendon and the Hertfordshire Golf Course and yet we are also within easy reach of good shopping centres. This is a lovely place to live, which offers a quiet and safe way of life, and where it has been wonderful for my children to grow up.”

Setting The Scene

The garden at The Whitehouse takes in far reaching views out across the surrounding countryside. In total, the grounds extend to approximately 10 acres.
There is a carriage driveway to main house and a second gated entrance to the stable yard.
Much of the land is divided into six large post and rail fenced grazing paddocks. There is stabling for 12 horses or ponies, plus storage barns for hay, bedding and feed, and a tack room complete with kitchen and cloakroom. The equestrian facilities also include a manège. There is a detached double garage.
