Situation - The fishing rights lie on the River Exe, opposite Bickleigh Castle and approximately half a mile from the village of Bickleigh. The market town of Tiverton is 4 miles to the north and the Cathedral City of Exeter is 12 miles to the south.

Introduction - The River Exe rises at Exe Head near Simonsbath within the Exmoor National Park, and flows south for around 50 miles until reaching the sea at Exmouth. The Exe is renowned for Brown Trout and Salmon and is known to be a balanced fly fishing stream.
 
This particular stretch of fishing lies opposite Bickleigh Castle and comprises 582 yards in total, including 492 yards of double bank and 90 yards of single bank and also 0.75 acres of freehold land, as shown on the attached plan.

Description - The fishing starts at the Junction Pool, where the Little Dart River flows into the Exe. Salmon hold here waiting for summer rain to cross the weir at Bickleigh Bridge. This is an effective pool in all water heights and we are told it is good for fly and spinning.
 
The next stretch is known as 'The Run' where Salmon hold before entering the Junction Pool. This is good for fly as a medium to low water pool and carries on to very deep water. This first stretch is also good for Brown Trout but has not been fished for many years.
 
After the bridge over the river there is an unnamed pool, good for salmon and trout in medium water, leading to a mini weir which then flows into the Turbine Pool which is very good in low water.
 
Fishing records are limited but when it was fished regularly prior to 2000, we are informed that catching twenty salmon in a year would not be uncommon.

Fishing Hut - Positioned at the southern end of the stretch of the fishing and on the site of an old Pump House is an elevated fishing hut of timber construction, with steps leading up to it.

Access - Access to the fishing is mainly from the western bank via the bridge over the river. This is with or without vehicles. There is also a right to access the fishing over the fields to the east of the river on foot. Neither bank has public access across it.

Tenure & Possession - The rights offered are for the sole and exclusive right of fishing and taking fish together with the right to trim the banks, trees and bushes overhanging the river, to cleanse the river and to cut weeds and make pools for the purposes of such fishing rights.
 
The area edged red on the land plan is held freehold.

Directions - From Tiverton take the A396 south towards Exeter and just before Bickleigh bridge turn right signposted to Crediton on the A3072. Cross over the humpback bridge and follow the road to the left, and take the first left turn towards Bickleigh Castle. Continue along this road and the fishing will be found on the left after a short distance.
