SITE HISTORY 
The former ‘Old Locomotive’ PH, featuring a distinctive ‘Coffee Pot’ signboard, was demolished some years ago by the current owners. The pub had been located on the inside of a bend in Horse Close Lane, which is a main road through Trimdon Colliery and a bus route. Both the original pub and the perimeter Leylandii planting had the effect of severely reducing forward visibility for vehicles going round the bend. Durham County Council being concerned about the Highway safety of the bend in Horse Close Lane, an exchange of land was agreed with Durham County Estates in 2013. This land swap forms the basis of the current Planning approval. The land to be given to Durham is to become highway verge, giving improved forward visibility in the short term, with the long-term option to Durham of easing the radius of the bend. The applicants are given an equivalent strip of land to the South of their original holding which is to form part of the gardens to plots 2 and 3.

APPROVALS 
Three new two-storey four-bedroom dwellings with integral double garages have been granted full Planning permission by Durham County Council on 22/01/2014, Planning approval reference 7/2013/0446/DM. Each house is 165.7 m2 overall with the possibility of further rooms in the attic. Layout: The layout has been derived from the need for new houses to keep clear of the proposed forward visibility lines of vehicles on Horse Close Lane. Existing sewers also need to be re-routed in back gardens. Approximate plot areas are: Plot 1, 379 m2; Plot 2, 418 m2; Plot 3, 481 m2. The bend in Horse Close Lane at the NE corner of the site is currently only 12m radius. Long-term, Durham County Highways are looking to re-align the road to achieve a 50m radius. This will not affect the plots themselves, as the new road (if built) will run in the currently-proposed grass verge.
