Property Description

Full description

Tenure: Freehold

One of the village's landmark Grade II listed Georgian houses, looking towards St Mary's church and across the Fairstead Green.

Westgate House dates from around 1760 and is a fine example of Georgian architecture with an elegant red-brick façade and three bays of large sash windows.

The quality of workmanship displayed in the house’s original detailing is exceptional; the panelled entrance door with its architrave and pediment, the internal door-frames, doors, cornices and fireplaces are all beautifully carved with a Greek Revival design. The construction of Holkham Hall was completed in 1764, and there were many highly-skilled craftsmen in the area around that time whose experience working at the Hall inspired their work on other commissions; the quality of its detailing makes it probable that some were employed in the construction of Westgate House.

The Grade II listed house has been extensively altered and upgraded in recent years; an open-plan kitchen/living area with a partially-glazed roof now spans the rear of the ground floor and opens onto the south-facing walled garden. The bathrooms have been recently re-fitted with restored vintage sanitary-ware including a spectacular Edwardian canopy bath and shower in the main bathroom.

A panelled entrance door with fanlight over opens from the street to the entrance hall, which features an elegant staircase with a mahogany hand-rail leading to the first floor. Doors to either side of the hall open into two well-proportioned reception rooms, each with high ceilings, ornate plasterwork, original fireplaces and tall sash windows overlooking the Market Place.

A comfortable open-plan kitchen/living space spans the rear of the house; the kitchen has a free-standing pine table with sink inset, original built-in cupboards, spaces for fridge and dishwasher and an electric AGA fitted with AIMS (which allows for flexible programming and control). The dining area has a door to the garden and opens through a wide arch to a garden room with a glazed roof and a Minstrel’s Gallery above.
There is also a cloakroom and access to the integral garage with electric doors which houses a bath for dogs and children returning from the beach. The cellar has an oil-fired central heating boiler and is plumbed for laundry.

The staircase opens to a first floor landing; to the front of the house above the reception rooms are two elegant bedrooms which share a connecting gallery overlooking the staircase. There are two further bedrooms, one with en suite wet room, and two bathrooms tastefully fitted with restored vintage sanitary-ware.

To the rear of the house is a walled garden which faces due south and is richly stocked with box-edged beds of shrubs and roses, a terraced seating area and lawns.
