Tenure: Freehold

A superb lifestyle opportunity - A handsome and well-presented period residence, currently run as a successful Guest House, in the highly desirable village of Beer.
6 letting bedrooms and 2/3 bedroom owners accommodation.

The Property.
Colebrooke House is a handsome period residence which sits in a prominent position on Beer's main street, Fore Street. Conveniently placed for all that the village has to offer, it is also within a short walk of the beach and sea and the Jubilee Gardens from which there are wonderful views over this dramatic stretch of coastline.

The property was built in the late 1800s and has a particularly handsome front façade and has been the subject of several additions and extensions over the years, all of which have greatly increased the floor area, turning Colebrooke House into the spacious and very versatile home we find today.

The property has been run as a successful Guest House by the current owners for the past 12 years and has gained an excellent reputation and a strong level of repeat business. It has very adaptable accommodation arranged over three floors and is currently set up offering six letting rooms, all with en-suite bath or shower rooms. There is then further owners accommodation which comprises a kitchen, sitting room and two en-suite bedrooms.

The property itself retains character features, typical of the late Victorian era and many of the bedrooms have feature fireplaces, with one having a superb marble surround. There is also some delightful cornicing and several stained glass windows.

To summarise, Colebrooke House has light, well presented and well proportioned accommodation which is very adaptable in its layout and would suit a wide variety of requirements. It offers a rare opportunity to purchase an established guest house in this desirable village.

Situation.
Beer nestles on the World Heritage Jurassic Coastline and is a typical example of an unspoilt Devon fishing village and has a wealth of history attached to it. It has a past steeped in tales of sea faring and smuggling and the quarried stone in Beer has been used in many historic buildings such as Exeter Cathedral, St Pauls Cathedral, and parts of Westminster Abbey and the Tower of London. It has a variety of shopping and recreational amenities which include restaurants, public houses, post office, galleries, primary school and sailing club.

Glorious country and coastal walks are close at hand over the myriad of footpaths in the near vicinity and the popular South West Peninsular Coastal Path stretches (for some 80 miles) along the south coast from which there are dramatic views over this ancient coastline.

Some 8 miles to the West is the larger Regency town of Sidmouth which is one of East Devon's premier coastal resorts. It has beautiful parks and walks and an extensive variety of shops including an out of town Waitrose. It also has a cinema, theatre and range of sporting facilities.

Exeter, the county town, is approximately 25 miles to the West and has an excellent shopping centre, sport and leisure facilities, university, main line rail link to London (Paddington) and international airport. Colyton Grammar School, one of the country's top mixed state schools is also within easy reach, being about 4.5 miles away.

Outside.
The gardens lie to the rear of Colebrooke House and are set out on several different levels. Steps rise from the covered area to a lawned garden where there is a decked terrace and shrub borders. This rises to a further area of wood chip, whilst to the top of the garden is a garden shed and from here there are beautiful views over the village to the church, Jubilee Gardens and sea. There is also a pedestrian gate to the rear.
