Description

Glebe End is a beautiful and imposing Victorian Villa built in 1897 by a local draper.
Today it operates as a successful bed and breakfast business with the additional attraction of a self-contained wing with private entrance and garden grounds. This is currently used as a self-catering unit and can accommodate parties of 5/6.
The quality of this substantial property can only be appreciated by viewing, the current owners have spared no expense in maintaining and improving this beautiful house without spoiling any of the stunning original features which are evident throughout this property. Viewers will appreciate the cornicing, fireplaces, quirky windows and original mosaic floor in the entrance, to name but a few.
Located in the much sought after West End of Nairn, Glebe End sits in extremely well maintained and attractive grounds. The property is two minutes walk from Nairn Links and the Moray Firth beyond, and enjoys open views of the sea. The present owners operate on a purely bed and breakfast basis but there is scope to drive income further should new owners be motivated to provide catering. Aided by a part time member of staff at the moment, Glebe End is easily run, and is truly a very attractive lifestyle business.
To suit their personal preferences the current operators do not advertise on any of the booking agencies, they do not take online bookings and contact has to be made by telephone or email. There is most certainly scope here to develop the business further, however the self-catering unit is usually fully booked for the summer months and the B&B enjoys a similar trade, both from new bookings and repeat trade, this allows the current owners to enjoy the benefits of self-employment. Turnover sits below the VAT threshold.

Glebe End is also conveniently positioned for guests wishing to walk to nearby shops, restaurants etc. Located within walking distance is this popular seaside resorts acclaimed blue flag beaches which make this a renowned holiday destination. Nairn has extensive facilities for visitors boasting two championship golf courses, an excellent indoor swimming complex, plus many other social and entertainment facilities. Nearby Cawdor Castle offers a taste of Scotland's medieval past while Culloden Battlefield and Visitor Centre is an ongoing testament to Bonnie Prince Charlie's final futile attempt to gain the throne in 1746. Whether it is a whisky trail, a boat trip on Loch Ness or a visit to one of the many accessible Scottish castles, the property is ideally situated to allow guests to undertake their odyssey of the Highlands, being within easy reach of a wide range of visitor attractions. The area proves highly popular with golfers, anglers, ornithologists and naturalists, not to mention business clientele and of course tourism - a key business driver. The Moray Firth is renowned for its aquatic life, especially its dolphin population which can be observed from commercial boat trips. Nairn also attracts a significant number of visitors to its Highland Games and Farmers Show in the summer months.
The present owners bought Glebe End in 2001 and have enjoyed a rewarding and successful lifestyle to date. It is their planned retirement from the hospitality industry that brings this excellent home and income opportunity onto the market.
