Beautifully appointed bungalow in a private rural setting with easy access to Elgin.

Troves Villa is situated about 2 miles south east of Elgin and within a few minutes drive of the town centre. Elgin lies on the A96 which links Inverness to Aberdeen. It is a most attractive town which is steeped in history. The ruined cathedral dates from the 13th century and the town is overlooked by a tall column on Lady Hill, a monument erected in 1839 in honour of the Duke of Gordon.

The town has an impressive range of shops, together with business, banking and leisure facilities which include a swimming pool and a leisure centre, and a well known golf course. Other golf courses in the area include Nairn, Lossiemouth and Forres. There is local primary schooling in Elgin with secondary education available at Elgin Academy and Elgin High School. Gordonstoun is only about 8 miles away. Inverness and Aberdeen Airports are easily reached via the A96 and Inverness and Aberdeen provide all the facilities expected of a major city. There is a railway station in Elgin on the Aberdeen to Inverness line. Dr Gray's Hospital in Elgin provides excellent medical facilities and care. Linkwood Medical Centre is approximately a 5 minute drive from the property.

Moray is favoured for its attractive scenery and for its mild coastal climate and low rainfall. There is flat arable farmland along the Moray Firth with spectacular mountains rising to the south. The Royal Findhorn Yacht Club and the fishing harbours along the Moray Firth provide anchorages for yachts. Sea fishing is available and there are trips to see the dolphins in the Moray Firth, together with coastal walks and pleasant sandy beaches. There are ample opportunities for field sports in the area including fishing on the Spey and on the River Findhorn. The ski slopes of Aviemore and the Lecht are within easy reach.

Nestled in a south facing, private garden of about 0.8 acres, Troves Villa is a beautifully appointed detached bungalow in an idyllic rural location with wonderful views in all directions, but conveniently located for all everyday amenities. The house is in a very private setting, high above the surrounding area, with the nearest neighbour about 150 metres away on one side. With fields and woods all around, the location is perfect for dog walkers, cyclists and country lovers or just relaxing on the patios. It is wonderful spot for observing nature with a wide variety of birds attracted to the garden, including blackbirds, finches, owls, doves and pigeons and regular visits from a family of woodpeckers. Roe deer, foxes and badgers are often spotted near the house, and the occasional red squirrel. Troves offers an ideal living environment for someone looking for a good Scottish country lifestyle in an oasis of tranquillity, but close to schools, shops, cultural facilities and everyday amenities.
