Tenure: Freehold

An imposing Manor House with origins in the 15th century, situated in a Conservation Area.

Property
Whitehall Manor is an imposing, detached, Grade II period residence that stems from the 15th century, with 17th century and later additions and alterations. This handsome detached property is traditionally built primarily of mellow local flintstone, under a graduated slate roof with gables and stone coping.

Whitehall Manor has generous and well proportioned accommodation that retains many fine and interesting period features which allude to its history and age, including exposed timbers, splendid and imposing inglenook fireplaces, plank and muntin screen, dressed stone walls and two circular staircases, all of which combine to create the fine period home with its delightful ambience that we find today.

The 21st century has not been forgotten, and worthy of particular mention is the lovely bright country kitchen/breakfast room with its bespoke painted units and central Aga cooker. This room opens directly onto a large south facing paved terrace. A delightful conservatory, again leading from the kitchen and dining room, also opens onto the terrace and garden.

On the first floor there is a study/library which could be the 6th bedroom if so desired. The 2 principal staircases (there are also 2 enclosed 'winder' staircases) offer the property a great deal of flexibility and with the addition of the range of traditional stone barns, formed around the cobbled courtyard to the rear, there is also further potential possibly for conversion, studios, home office etc.

Situation
Whitehall Manor is situated in a sheltered location in the Culm Valley which is part of the Blackdown Hills Area of Outstanding Natural Beauty. Standing in a sheltered and sunny position, the property enjoys a southerly and westerly aspect with an attractive rural outlook. The property is situated in the tiny hamlet of Whitehall which is about 1 mile from the small village of Hemyock with its Parish Church of St Marys, Primary School, ruins of a castle, popular Public House The Catherine Wheel, Health Centre, Village Shops, Post Office and Parish Hall.

Hemyock is ideally positioned for access both to the M5 and the A303/A38 and is about 10 miles north of the market town of Honiton which has a good range of shops and main line rail link to London Waterloo. Express trains to London can be found at Tiverton Parkway which is approximately 15 minutes away.

Taunton, the County Town of Somerset lies about 11 miles to the north east and has an excellent shopping centre. Access to the M5 is at Junction 26, Wellington ( 5 miles) and Cullompton (Junction 28). Sport including Taunton and Exmoor Hunts, fly fishing on the Culm (local and reservoirs) are also available. There are a number of well respected Public Schools within 5/12 miles.

Exeter, the County Town of Devon, is approximately 23 miles to the west, Exeter has an excellent shopping centre, sport and leisure facilities, M5 access and international airport.

Historical Note
Whitehall Manor is believed to date from circa 1450. It has had a colourful past in that the then Lord of the Manor, Nicholas Bowerman, was apparently assassinated on May 8th 1559. Given the upheaval that was likely when Catholic Mary was succeeded by Protestant Elizabeth, it would seem to be a reasonable inference that Nicholas was too closely identified with the outgoing regime and got on the wrong side of the turbulent politics of the day. Unusually, despite its great antiquity, Whitehall Manor has only been owned, for any significant period of time, by a handful of families, namely the Bowermans, the Lutleys, the Courtenays and the present vendors, the Nicholls since it was first built.

Outside
The property is approached from the rear into a large cobbled courtyard with parking space for numerous vehicles. On the opposite side of the house there is a range of traditionally built barns and outbuildings which are currently used for garaging, storage and play rooms. They have however potential for conversion into further living space or cottages, studio, home office etc, subject of course to any necessary planning consents.
