Full description

Tenure: Freehold

Superb 6 bedroom farmhouse with approx 4.5 acres and equestrian facilities.

This remote property has only a single barn conversion nearby
otherwise it is surrounded by open fields. Gelston is accessible from both the A607 and the A1 with access to Grantham, Sleaford, Newark and Lincoln. The commuter is well served by the A1 which provides excellent road communication to the north and south of the country, and there is a main line rail connection from Grantham to London King's Cross which takes approx 1hr 10mins. The surrounding area offers a good range of recreational and leisure facilities. Belton Woods Hotel and Country Club is approx 7.5 miles to the south with two
championship golf courses, racquet sports, swimming pool and
gymnasium. There is a further choice of golf courses within an approx 15 mile radius and a full range of country sports in the immediate vicinity. Education in the area is also of a high quality with a choice of public and private schools including grammar schools for boys and girls in both Grantham and Sleaford.

Originally built in 1846 this pretty red brick and pantile farmhouse is laid out over 3 floors and has been restored by our clients to a high standard. It also has an excellent range of outbuildings including an original granary complete with authentic horse stalls, potting shed, 5 stables and an approx 40 x 20m manège. Of particular note there is a covered and decked veranda with far reaching views across the open fields that surround the property. In more detail the accommodation
comprises entrance hall with tiled floor, utility room and WC, kitchen breakfast room with tiled floor, original bread oven and wooden worktops, internal hallway, WC, study, sitting room with fireplace, dining room with stone fireplace.

The first floor has four bedrooms and a family bathroom, the top floor has two good attic rooms both currently used as studies with far reaching views.

The house is approached via a long farm track and gravel driveway with plenty of hard standing and off street parking. The front is laid to lawn with mature beds and a pantile lean-to that houses the boiler and oil tank. There is a low hedge revealing views to the north, kitchen garden and potting shed with stable door with electrics, window and original brick floor. The back lawn is raised and laid to lawn with mature trees, paved seating area and orchard.

Granary: 2 storey granary with 3 original stalls/stables with authentic brick floor currently used as a tack room and work shop.

External steps to:
1st floor: large room with original lime-plaster floor and casement windows to the north and south aspects. Brick archway through to a stable block which is also brick and pantile, set around a block paved yard with post and rail surround, 5 stables and gateway leading to an orchard of fruit trees with post and rail fencing. Across a shared driveway with Loveden Barn are the paddocks and manege. The blue line indicates a shared access.

There is potential for conversion of the granary to residential accommodation, subject to the necessary consents. We understand from the current owners that planning permission was granted previous to them purchasing the property in 1990 . Purchasers to make their own enquiries.
