A slightly odd introduction but nonetheless an important one - especially for you local buyers who know Moss Grove of old - it's new. Well at least the bumpy track of a lane has gone and a gleaming black tarmac road has replaced it. More than that a new drive run-in and outside path has been replaced at the same time. This is a room in contrast to the front reception rooms, bright in decor, bright from natural light as it faces south and has double opening glazed doors to the south west side of the garden.

This room is also open plan to the kitchen. Both sizeable rooms and together make for a very pleasant family 'gathering' room. The kitchen itself has been refurbished and comes with a five ring gas hob and 'Stoves' double oven with combo' grill in a brushed steel and glass finish. Very usefully and just off the kitchen is a utility and cloakroom combined offering good general storage too.

Take the stairs and admire the period handrail. At mezzanine level is a large bathroom with separate loo, a 'box' room that current acts as a twee office and across the landing one of five double bedrooms.

Up again to two further doubles, both front facing and both enjoying the benefit of a Jack & Jill shower room. One final short flight of stairs to the to floor where there's further useful storage - possible extra shower or loo - in between two final great double bedrooms. FYI some neighbours have broken into the large loft space from here to create a mezzanine bedroom facility - fab as a teenager den/studio for the future?

Outdoors - There's quite a fair amount of parking to the right hand side of the house. In fact, depending on requirements, you could reduce all this parking space to allow for more garden to the side. A neat strip of lawn stands to the front below a neat row of laurel hedges. Behind the fence the garden comprises a good maintenance free play area that wraps around towards the rear of the house. (Also FYI the boundary walls around the house were either renewed or repointed). Then of course to the side there's plenty of space for the 'period' conservatory you've always wanted...

Locator - Pull out off the parking bay onto this new stretch of road. It's a handy walk to the bus stop, primary school and shops on Woodchurch Road, now without the need for wellies. Moss Grove is also only around 5 mins from the tunnel for Liverpool.
