4 bedroom detached house for sale

Stroud Lane, Shamley Green

Under Offer £695,000

Property Description

Full description

The property was built in 1924 and has been a family home for several generations. It has provided for a wide range of interests - from horses and other animals, to a music studio in the garden. The generous plot and the large area of outbuildings lend themselves to a wide range of options, including the potential for redevelopment (subject to the necessary planning consents.)
The front door of the bungalow opens into the kitchen which has windows to the front and side elevation. At the centre of the room there is space for a farmhouse table and at one end of the room sits a wood burning stove. Stairs divide the living space, with the kitchen to one side and a snug on the other. From the kitchen a door leads to a rear lobby. The sitting room has a patio door leading to the rear garden. There are two bedrooms on the ground floor and a bathroom. The stairs lead to a further two bedrooms which are within the eaves and both have loft windows. You walk through a dressing room to get to the master bedroom and there is a toilet and wash room positioned between the two bedrooms.
The plot measures 0.67 acres. A stream runs through the front of the property, beyond which is an area of land measuring 0.45 acres that is currently occupied by the owners under licence from Waverley Borough Council. To the side of the property is a pocket of land which currently houses a studio type building, constructed from concrete blocks with both light, power and a wood burning stove. To the rear of the property there is a large timber building, adjacent to which there is an arrangement of block built stables and stores. The land extends away beyond the outbuildings and into woodland on the rear boundary.

The nearby village of Shamley Green is a walk across the fields. It is quintessentially English, being situated around a cricket green with two pubs that both serve excellent food, and a local shop and post office. It has a highly regarded Primary School, which has just been awarded an 'outstanding' in a recent Ofsted report.

The village sits at the foot of the Surrey Hills, with easy access to Farley Heath and in turn to Blackheath and Winterfold. Altogether there is over 3,000 acres of woodland and heathland that is held in trust and open to the public. It is therefore a haven for walkers, horse riders and cyclists.

The larger village of Cranleigh is 3 miles to the south and is on the main route from Guildford to Horsham and is said to be the largest village in the country. The High Street boasts two independent department stores, M&S Food, Sainsburys and a selection of restaurants and cafes, many with pavement seating. The modern Health Centre, Leisure Centre and Arts Centre are situated at the southern end of the High Street.

The County town of Guildford is 6 miles away and provides a mainline train station with a fast service to Waterloo. The A3 also provides quick access by car to the M25 and central London. Guildford provides a diverse range of social and recreational facilities: including the Yvonne Arnaud Theatre, Odeon cinema multiplex and The Spectrum leisure centre with ice skating, bowling, swimming pools and outdoor athletics track.
