On the GROUND FLOOR there is a spacious FITTED KITCHEN/DINING ROOM with a good range of wood fronted units, a built in oven with hob over and extractor hood, a 1 1/2 bowl stainless steel sink with mixer tap, a cupboard housing the boiler, a door to the garden and a spacious DINING AREA with a window overlooking the garden and a door to the hall. Off the HALL a door leads to the SUN ROOM which affords fine views over the garden, village and countryside beyond and there is a SEPARATE WC with a wash basin and wc. There is also a SITTING ROOM with a feature fireplace with a stone surround and electric stove.

On the FIRST FLOOR the good size BEDROOM 1 enjoys views over the village. BEDROOM 2 also has views over the village together with a pedestal wash basin, a shower unit and built in cupboards. BEDROOM 3 is currently being used as a useful UTILITY ROOM. There is also a BATHROOM with a white suite comprising a panelled bath, pedestal wash basin, tiled splashback, wc and airing cupboard.

OUTSIDE the garden is well stocked with a good variety of plants, shrubs and cottage flowers. There is a patio area, lawn, a useful TIMBER SHED, cold water tap and oil storage tank. There is a DETACHED GARAGE on the opposite side of the lane from the cottage

Known as the 'Gateway to Exmoor' with the eastern edge of the Village being less than a mile from the National Park, North Molton is a picturesque and traditional Village with a thriving community. The Village has good amenities including a post office/store, 2 public houses, a modern primary school, a garage, a historic church and a large sports hall/community centre.

The Village is just over 2 miles from the North Devon link road (A361) which provides a quick route to the regional centre of Barnstaple (12 miles) and the M5 and the National rail links at Tiverton (18 miles). The busy market town of South Molton is just over 3 miles distant and it provides a complete range of amenities including a supermarket, shops, 4 banks, 2 health centres, a twice weekly market and schools for all age ranges.
From our office in The Square in South Molton proceed in an easterly direction along East Street and take the first turning left signposted North Molton. Follow this road until meeting the North Devon Link road (A361) and cross straight over, again signposted to North Molton. Follow the valley road into the village and after passing the primary school on the right, turn left immediately after the garage into Back Lane. Lyme Cottage is a short distance along on the left.
