FIXTURES & FITTINGS

GROUNDS
The Church is situated in a graveyard which is owned and maintained by Scottish Borders
Council.

SERVICES AND ACCESS
The Church is served by mains electricity. There is no drainage or water supply at present.
However an agreement in principle has been reached with Scottish Borders Council who
have indicated that, following a sale and if required, they would be willing to grant the necessary
servitude rights to connect into water and drainage supplies along the access route
shown hatched blue on the location plan adjacent. Terms have been agreed in principle between
the Council and the Sellers for the granting of such rights and the Sellers will be responsible
for the payment to be made to the Council in respect of the rights to be granted.
The purchaser will be responsible for any legal costs incurred in obtaining the Deed of
Servitude and the costs incurred in installing the services. In particular it is understood that
if the new use requires drainage facilities, it will be necessary for a new foul drainage plant
facility to be installed to serve the property. The Seller would be willing to grant the necessary
servitude rights in order that this facility could be positioned in the glebe field to the
south west of the property.
