THE STORY

The owner and his family moved to the house about 10 years ago from a property on the other side of the village green.
"We wanted a south-facing garden, which had privacy from the outside world. It is a very beautiful house with an old world feel and for me it ticked a lot of boxes," he says. "The plan was to invest in a large property to provide our children with a home, where they had plenty of space to run around and have their friends to stay."

VILLAGE HISTORY

The owner of Pond House is a doctor and could not have a found a more appropriate home than the 200-year-old Grade II Listed residence, which has an ornamental pond in its garden. Pond House has a long history of accommodating his profession, he explains.
"The house is one of two or three situated on The Green, in Great Bentley, which have been owned by the doctors who practised here," he points out.
Boasting five bedrooms, the accommodation also includes a bespoke kitchen breakfast room, fine wood-panelled study and separate dining room. There is also a second sitting, known as "the music room," housing a piano and electric organ.

GREAT ENTERTAINING

One of his favourite rooms, however, is the kitchen, which is an inviting space.
"I spend most of my time in the kitchen. I like to spread out my paperwork across the kitchen table. However, when the children were younger they used to do their homework at that table and I made more use of the study," says the owner. "On a Sunday afternoon, I like to light a fire in the drawing room, which I suppose is the glory hole of the entire house."
The spacious drawing room creates the perfect ambience for cocktail parties, of which there has been a few over the years.
"There are three large sofas grouped around the fireplace but when we host parties we push them against the wall and it makes a large entertaining space," he says.

SUMMER DAYS

Another feature of the house is a long hallway creating a good flow between the living spaces.
"It is a very long, thin house and I like to call hall the 'art gallery' because of the works we have hanging. It links well to the dining room, which we like to use as a place to serve drinks when we are entertaining."
With its south-facing garden, the house has been a joy during the spring and summer months.
"Just outside the kitchen there is a little suntrap where on a summer's morning I like having my breakfast."
Above the triple garage is a room which is currently used as a gym but doubles as a guest bedroom.

RELAXATION TIME

The owner has made cosmetic alterations to the property, which have included fitting a bespoke kitchen, replacing bathrooms and decorating throughout.
"We carried out repairs and refurbishments in the first six years of living here and have found it a very comfortable home to live in since then," he says. "I asked a builder to create a curved wall at the back of the house to screen a terrace where we have installed an outside Jacuzzi. This has provided the family with a lovely place to relax in privacy."

THRIVING COMMUNITY

Living in Great Bentley has provided the owner with a quiet and peaceful retreat to return home to after a long and busy working day.
However, there is a thriving community, which has been ideal for the family, and the village has a number of local amenities, including restaurants and a pub, and butcher's and baker's shops. The house is also within walking distance of the railway station in Great Bentley, with its direct trains into London.
"When the children were younger, I would often come home from work and find the house full of people, who were just visiting or popping in," says the owner.
"Now that my personal circumstances have changed it is the right time for me to downsize but this has been a wonderful place to live for so many years."

SETTING THE SCENE

Pond House has a commanding position next to the pond overlooking The Green at Great Bentley while also benefitting from a beautifully landscaped, south-facing garden at the rear. As the name suggests, a focal point in the garden is an ornamental pond. There is also a stunning children's playhouse, which is big enough for youngsters to enjoy sleepovers.
"It is an enormous tree house, complete with an attic and its own heating," says the owner.
Low maintenance and privacy were top of the owner's agenda when landscaping works took place. Laurel screens have been planted and shale laid to reduce the amount of weeding required. To take advantage of the sunshine a number of benches have been strategically placed for sitting and relaxing. There is a wide range of perennial plants with raised beds and islands of shrub offering a range of colours all year round.

Take the A12 towards Colchester bypassing Hatfield Peverel, Witham and Kelvedon. Continue on the A12 past Colchester towards Ipswich and take the A120 signposted to Harwich. After about 7 miles take the A133 signposted to Clacton. Cross the first roundabout take the first turning left continuing along the A133 and then the first turning to the right signposted to Great Bentley. On entering the village at the - T junction turn right and take the first turning to the left. Pond House will be seen across the green on the right hand side.
