THE STORY

Early mornings at Hollyhocks are spent gathering fresh eggs for breakfast - and often on warm summer evenings there is time to enjoy the company of the giant pet rabbits for a while. Jon Sears and Gill Bowden have relished the outdoor life their Layer Marney home has afforded them over the past 16 years.
In that time, they have enjoyed having space for their animals and being able to grow their own produce from time to time, as well as welcoming friends and watching the wildlife.
"It is very much an entertaining garden," says Jon. "There is lots of decking and we have an outbuilding that I put up and made into a bar. It is a very sunny garden and is often full of birds: we sometimes see owls here and on occasion half a dozen peacocks make their way over from Layer Marney Tower."

BRIGHT INTERIOR

Hollyhocks was bought new from the builder 16 years ago. At the time it was still a shell, giving the couple the opportunity to have some input into its interior finish.
"The builder offered us a bespoke completion service, which worked well," he recalls. "We were able to add features such as an en suite bathroom for the second bedroom; we also made some of the windows larger and had double doors fitted from the hall into both the drawing room and dining room, which made the whole house feel even lighter."
Over the years since then further improvements have been made. These have included enlarging the en suite bathroom to the master bedrooms, redecorating and bringing in halogen lights to enhance the crisp, clean feel of the interior.

HIGH QUALITY HOME

The property, which has an attractive, traditional appearance, includes bright, warm reception areas that are easy to live in, says Jon.
"I used to move house a lot but have stayed here for so long because of everything it offers and because it has a feeling of quality throughout," he notes. "It has great kerb appeal, with plenty of space to the front of the house; then when you come inside you realise it is also quite spacious."
Hollyhocks opens into a large inner reception hall, which in turn gives access to the drawing room, dining room, snug and kitchen breakfast room.
"We have a farmhouse-style kitchen that is really the hub of the house and where we spend our time cooking and eating together," he says.

SUMMER AND WINTER

Hollyhocks is a comfortable home all year round: it is cosy in winter, cool in summer and opens easily on to the garden whenever the weather is warm outside.
"When we light the fire in the winter the drawing room is just lovely," he says. "We often keep the double doors open and the heat goes all the way upstairs. In the summer we like to open the French windows on to the garden so we can wander outside."
With space to seat lots of guests outside in the warmer weather or round the table in the dining room at other times, the couple have enjoyed welcoming friends to Hollyhocks.
"With five bedrooms, two of which have en suite bathrooms, it also makes it very easy for people to stay over," he points out.

RURAL LIVING

Sitting very centrally within its plot, and providing plenty of off-road parking, Hollyhocks enjoys views out over the surrounding countryside. It is a short distance from beautiful Layer Marney Tower, a Tudor palace dating back to 1520, and about three miles from Abberton Reservoir, which is known for its plethora of birdlife.
"There are lots of nice places to walk in this area, and some good local pubs too," he says. Layer Marney is within easy reach of the railway station Kelvedon, from where there are trains into London, and Colchester, with its high street stores and leisure amenities is also just a short drive away.
"We like to spend a lot of time at home - I enjoy woodworking and have had the garage plasterboarded out so it is more like a workshop," he says. "I think we will miss the gardens most of all, however, being out there with the chickens and rabbits round our feet and spending time out in the sunshine."

SETTING THE SCENE

Hollyhocks sits centrally within its plot, offering gardens to both the front and the back of the property.
It has a gated entrance and is bordered by fencing and hedging. There is plenty of parking on the drive. There is also a double garage.

Layer Marney is well renowned for its Tudor gate house which is the tallest Tudor gate house in Britain which was constructed in the first half of the reign of king Henry the 8th. Layer Marney is perfectly positioned between the village of Tiptree and the town of Colchester. The village of Tiptree offer good local shopping facilities including a Tescos and Asda as well as a Boots Chemist. There are plenty of dog walking areas within Layer Marney and Tiptree through to Messing. Kelevedon is a short drive away and offers mainline railway access to London’s Liverpool Street whilst also providing easy access to Chelmsford and Colchester on the A12 trunk road.

WITHIN EASY REACH

Junction 23 off the A12 at Kelevedon is just 5 miles away linking with the comprehensive motorway network of the southeast or indeed going deeper into rural East Anglia. Kelevedon railway station provides a regular service to London Liverpool Street with a approximate journey time of 50 minutes whilst Stansted Airport is 30 miles west catering for domestic flights and international destinations beyond. So within easy reach there are many leisure pursuits including a number of local golf clubs and at the Essex coast offering extensive walks, bird watching and practically sailing to the south at Maldon.

HOW TO GET HERE

Proceed towards the village of Tiptree, taking the Colchester Road and following signs for Colchester B1022. Go through Pods Wood, turn right onto Haynes Green Road and continue to the end. At the crossroads turn left onto Clears Road/Smythes Green where the property can be found on the left hand side.
