DESCRIPTION Set in a semi rural yet convenient road in this sought after North Somerset Village is Flat 3, 6 Church Road, a beautifully appointed and spacious, design led first floor one bedroom apartment of character. As one of only three flats in this Victorian building (there are five flats altogether, two with external access), the dimensions are quite generous, and the current vendor has both lived in it and rented it out over a period of 8 years. Indeed having a background in design, they have done a wonderful job in decorating and renovating the light and bright living space, both optimising the square footage and complementing the village spot. It currently comprises; communal entrance hallway with stairs to a private entrance door and hall, good sized lounge/dining room with feature fireplace, fitted kitchen with solid wood work surfaces, good sized double bedroom, and luxurious bathroom with rain style shower over the bath. There is off street parking to the rear of the block for one vehicle and the property is warmed by gas central heating and upvc double glazing.

As mentioned the property is conveniently positioned with great access to Winscombe High Street, and Sidcot and Churchill schools and very good access to transport routes, both to Bristol, Bath and Wells and to the M5 motorway. It really is the best of both worlds, a semi rural position, with great access to everything, not least, for lovers of walking or equestrian pursuits, that beautiful surrounding countryside. Trust us... This stunning apartment is the equal or better of many a Clifton or Redland one bed conversion... And for a first time buyer looking to get on the ladder, or investor looking for rental potential, there really aren't too many downsides in our view. As it is offered with no chain, an early viewing will be essential.

Our vendor says ... I purchased the property in 2008 to get a foot on the property ladder. We lived in the apartment and also rented it (easily) when we travelled for a few years. I loved the Victorian spacious and bright feel, and the location, so convenient. Proportions are generous, you have some lovely views from the kitchen window when you're washing up, and Winscombe High Street is really close by.

We have noticed ... A really good Victorian conversion with a fantastic flowing living space, well proportioned characterful rooms, and an attention to detail in the finish rarely seen. For a first time buyer looking for that foot on the property ladder but not wanting to pay Bristol prices, the flat is perfect, and for an investor renting it has not been an issue. Trust us however, an internal viewing is the only way to fully appreciate this impressive opportunity.

SITUATION The North Somerset village of Winscombe was recently placed as the second best place in Britain to raise a family by family investment firm OneFamily (survey in 2015) and is nestled in the beautiful Mendip countryside within commuting distance of Bristol. Its atmosphere is one of bustling activity, with a variety of shops, professional offices and community facilities including church, doctor and primary school (www.winscombewoodborough.n-somerset.sch.uk). Winscombe is in the Churchill Academy and Sixth Form Centre (www.churchill-academy.org) catchment area for secondary education, which has recently been awarded 'Outstanding' by Ofsted and also benefits from a modern sports complex, and there is also a dry ski slope nearby. Private sector schooling is also close by at Sidcot and the Downs School at Wraxall is within easy reach. Country activities available within the area include horse-riding, walking on the Mendips and sailing on Axbridge Reservoir, and there are also several excellent golf courses in the area. The lovely cathedral city of Wells is a drive away, as is the famous beauty spot, Cheddar Gorge. As mentioned, Winscombe is within commuting distance of Bristol but also has good access to the seaside town of Weston-super-Mare and the M5 at junction 21 to travel north or junction 22 to travel south. There is an international airport at Lulsgate and access to a mainline railway station at Weston.

DIRECTIONS From the A38 travelling from the Bristol direction, take the right hand turn at the crossroads traffic lights in Churchill. Continue right through to Sandford, and take the left hand turn into Hill Road, which leads into the village of Winscombe. When you reach the junction at the centre of the village, turn right. Continue under the bridge and turn left at the triangle into Church Road. 6 Church Road can be found on your right hand side.
