GENERAL
Lucklaw Steading is an outstanding most substantial
rural property standing in a wonderful breathtaking
elevated position on Lucklaw Hill, a short distance to
the east of the sought after hamlet of Logie in north
east Fife. The property enjoys quite magnificent
far-reaching views over the surrounding fields and
countryside to St. Andrews Bay and beyond. A good
range of local services and amenities is available in
Balmullo which is less than a five minute drive from
the property whilst a short distance to the east lies
the ancient and historic cosmopolitan university town of St. Andrews, renowned world wide as the “Home of Golf” and with its excellent range of specialist shops and facilities. To the south-west Fife’s main county market town of Cupar has a very good offering of local services and a regular Farmers’ Market whilst no more than fifteen minutes to the north, the resurgent city of Dundee is already home to Scott’s ship RSS Discovery and will shortly be the location for the new V & A centre. Surrounding Lucklaw Steading is some particularly fine Scottish countryside with a lovely mix of farmland, woodland, hill and river. The result is home to an array of wildlife and provides an excellent choice for the outdoor enthusiast with walking, cycling and riding all readily available along with fishing and shooting.

There are many highly regarded golf courses in
the area including the Championship Course at
Carnoustie and the Old Course at St. Andrews,
both of which regularly host the British Open. The
wide open spaces of the Lomond Hills and the
pretty fishing villages of Fife’s quaint East Neuk are
within comfortable driving distance. In terms of days
out there are good sandy beaches at St. Andrews,
Tentsmuir and Elie along with a number of popular
National Trust for Scotland properties including Hill
of Tarvit, Kellie Castle and Falkland Palace. State
schooling is available locally with independent
schooling being provided at the High School of
Dundee and St. Leonards in St. Andrews. There are
railway stations in Leuchars, Cupar and Dundee with
Edinburgh airport under an hour to the south. The regional airport at Dundee offers a good selection of short haul flights.
DESCRIPTION
Lucklaw Steading was completed about fifteen
years ago following a wonderful, sympathetic
conversion of a delightful “U” shaped traditional Fife
farm building believed to date originally from the
early 1700’s. Externally the house is essentially of a
lovely dark whinstone under red pantiles, with the
self contained cottage wing having been rendered.
Centred on a charming inner courtyard area,
the generously proportioned spacious flexible
accommodation comprises two elements - being the
main house itself on two sides of the courtyard, and
the cottage on the third side. Subject to individual
requirements Lucklaw Steading offers excellent
scope to make use of the living space either as one
substantial single unit, or alternatively as two distinct self-contained units, perhaps renting out one or other part on a short or long term basis. The cottage is also potentially an ideal two bed granny annex for extended family use or such like.
At the heart of the main section of the house is
the lovely warm country kitchen with cosy Aga
and stair leading to an excellent useful galleried
studio above. Off each side of the kitchen are two
charming spacious sitting rooms, one with high
vaulted ceiling and multi fuel stove, and the other
with gas fire. A delightful feature of both reception
rooms are the former arches looking out onto
the courtyard and to the views beyond. Also on
the ground floor is the impressive snooker room
complete with full size snooker table, with the study
/ bedroom 5, further bedroom, boiler / utility room,
shower room, cloakroom and hall completing the
main house accommodation on this level. The first
floor accommodation can either be accessed via the
staircase and galleried landing area leading from the
snooker room, or alternatively via the galleried studio above the kitchen. On this floor is the charming principal bedroom with en-suite bathroom, 2 further bedrooms and family bathroom.
With its own front door the spacious cottage wing
can also be accessed from the rear hall of the main
house. The delightful cottage accommodation
comprises excellent open plan sitting room / dining
room with the kitchen with electric Aga off, along with two good sized double bedrooms, family bathroom and spacious hall.
GARDEN
Extending to approximately 2.2 acres in total the
generous garden at Lucklaw Steading is essentially
laid to grass with an attractive mix of plants, trees
and shrubs. The sheltered secluded courtyard area
to the front of the house offers excellent space for
outdoor entertaining. There is plentiful space for
parking as well as a dog run and timber garden
shed. If required part of the garden could potentially
be fenced off to create a compact paddock area.
