Description

Upton Lodge enjoys a truly magnificent location, high upon the cliffs between the attractive coastal resort of Bude and the popular surfing beach at Widemouth Bay, along one of the most scenic stretches of the North Cornish coast.

This highly versatile home is currently arranged with 4 bedroom (4 en-suite) accommodation, which could easily be divided into a main home and separate annex for holiday income or a dependent relative. Upton Lodge has potential to become a bed and breakfast or guest house, subject to the necessary permissions.

On entering, the welcoming hallway in the original part of the house provides access to the ground floor accommodation which briefly comprises an ultra-modern kitchen, study, dining room, sitting room, a double bedroom with an en-suite, a newly built conservatory and an attached sun room.

The kitchen has been subject to a vast amount of change in the past few years and is now a generous, sociable room with a range of matching, high quality, wall and base units, with polished granite work surfaces and an Aga as its centre piece, with built in appliances including a fridge and dishwasher. The airing cupboard is fitted with a recently installed, pressurised hot water system. A skylight allows in extra light and the utility room features a range of units and houses the mains gas fired central heating boiler. Installed in 2014, the present owners use British Gas 'Hive' technology to manage the system for ease of use and economy.

Both formal reception rooms, in the original 1930's property are a superb size. The dining room leads into the newly built conservatory, providing 180 degree views over the inland countryside and the cliffs and sea to the south. The sitting room benefits from a gas burner set in the fireplace and gives access to a narrow UPVC sun room which provides additional living space to enjoy the view. Completing the ground floor is a generous double bedroom with fantastic inland views towards Marhamchurch and features a quality en-suite shower room/WC.

There are stairs leading up to 2 gorgeous double bedrooms which enjoy some of the best views that can be enjoyed, both featuring built in wardrobes and high quality en-suite facilities.

The annex has been incorporated into one large home at present but could easily be separated to provide a more definitive, separate dwelling. The accommodation comprises an entrance lobby, a large, triple aspect, kitchen/living room and a double bedroom with an en-suite wet-room. The kitchen is fitted with built in appliances including an oven, hob and fridge with good quality laminate flooring. The double bedroom and the living room have an abundance of natural light and access onto a front deck.

This impressive coastal home has been subject to major improvements over the past 5 years. The present owners have built a double garage to the rear of the plot. It is this roof that houses the 16 solar panels that will be included in the sale, which bring in an approximate income of £800 per annum. It also provides excellent parking and workshop facilities and boasts an automatic folding door. The gravel driveway has space for numerous cars and parking for larger vehicles if required. The surrounding level gardens are mainly laid to lawn and offer fantastic views over miles of surrounding countryside, coast and sea. There is a gate from the front garden leading directly to the North Cornish coastal path providing a superb walk to Widemouth Bay to the south or north to the coastal resort of Bude, with its rejuvenated canal area and Summerleaze beach.

Upton Lodge is one of the best coastal homes in this part of Cornwall and its stunning location deserves to be fully appreciated with an early internal viewing.
