OUR COMMENTS This is (arguably) just about the best set of grounds that you will find for sale anywhere around Arundel. A cosy 3 Bed Farm House is nestled amongst 5 acres of well kept land. It's elevated position above the flood plain affords views across to the historic town of Arundel and its well known Castle.

Accessed via its own gated lane there is substantial parking framed by the detached double garage and a large flint wall. The grounds are complimented by a series of beautiful Lakes (or perhaps ponds) and an Orchard, with various areas devoted to growing fruits and herbs.

The Farm House itself has its own secluded garden leading on to the wider grounds. The accommodation comprises of a large tiled floor entrance hall; ground floor cloak room/WC; double aspect kitchen with pantry and eye level oven; lounge with bay window; dining room/office and sizeable conservatory with glimpses over the surrounding fields. The first floor houses the three bedrooms, the third bedroom benefiting from en suite and eaves storage. Also on this level is a good size family bathroom with shower unit over the bath.

The Estate is within close proximity of Ford station and the market-town of Arundel with it (main line) station, a beautiful range of antique shops, restaurants and shops selling locally grown and reared produce.

Interesting and Essential Background Information:

With so much protected land the grounds are unsurprisingly teaming with wildlife; from swans and carp to rabbits and ducks and this was the inspiration for the published children's book 'The Woodies by the Ponds'. Evidence of the sites monastic heritage can be found nearby in a restored nave wall of the former priory which dates back to the 1135 Augustinian canons. Further historical information can be found both online, and in the book 'Tortington and the Black Canons'.

The subsurface of the entire site is listed as scheduled National Monument under the English Heritage Trust. This protects the site from further development and in particular owners should note that no hoofed animals are permitted, preventing damage to the remaining stones of the Priory.

A previous occupier is tastefully buried on site in a well maintained and secluded glade. The family of the deceased maintain a right of access to visit and maintain the grave site and will accordingly visit on appropriate occasions.

Please ask us for further details. Overall, this is a spectacular property in a prime location and we are surprised that the property is changing hands at all. In general many decades will pass before this kind of property will be available again.

OWNER'S COMMENTS The grounds caught my interest immediately when I came to see this property. I liked it more and more with each step that I took and when I got to the largest lake, I just had to have it. Tranquil summer evenings with a beer on the waterside aren't found very often in a private garden, and here it is! My personal circumstances mean that I haven't been able to enjoy it for very long at all ... I couldn't move in straight away and so I rented it out while I was away. I'll soon be away again and I have accepted that it's going to be best for me to just move out of the area entirely, so I will have to let it go. I'm going to miss the sense of space and freedom here.
