Full description

A beautiful and well presented farmhouse with an attractive holding of land. 4 Reception rooms, 5 bedrooms, superb kitchen/breakfast room, potential for further accommodation, pasture and woodland, outbuildings, pond, about 14.5 acres. EPC Band E.

Situation - Originally part of a farm, Upcott Barton has been developed into a wonderful property with great accommodation, privacy and a superb holding of land. The other buildings in the attached courtyard have also been developed into six attractive properties. Although the courtyard is very close, because of the farmhouse's aspect and its private driveway, it still has a good degree of privacy.

Nearby the small hamlet of Nomansland has the popular Mount Pleasant Inn, a superb focal point for all of the communities in the area.

About three miles away is the larger village of Witheridge, which has a selection of local amenities including primary school, newsagents, general stores/post office, health centre, vets and public house. Within easy reach, to the north, is the Exmoor National Park, providing many opportunities for walking, riding and fishing, and also easily accessible, to the west, is the spectacular North Devon Coast, with its sandy surf beaches.

Tiverton is to the east, with a good range of facilities and amenities including supermarkets, leisure centre, hospital, excellent schools, including the renowned Blundell's School and Preparatory. Excellent link roads provide good access to mainline train services at Tiverton Parkway with fast trains to London Paddington taking just over two hours.

Description - The farmhouse has been extensively improved by the present owners, including a recent new roof on almost the entire property. The property is full of character, with large, exposed timbers, beams, two inglenook fireplaces and attractive stonework which all blends in well with a host of tasteful modern improvements. It is grade II listed.

The property is approached over a country lane onto a private driveway leading to a large turning and parking area.

To the rear of the house a door from the kitchen and a gate from the parking area lead into an enclosed gravelled area with ornamental trees and a path leads to the summerhouse / workshop and potting shed. From here a gate leads into the rear garden with lawn interspersed with ornamental trees, plants and shrub borders.

Adjoining the gardens to the north is an extensive area of level and gently sloping grassland with further ornamental trees and including a timber STORE BUILDING 59' x 20'.
