Burnham Overy Town is a hamlet situated in an Area of Outstanding Beauty, only a short drive from bustling Burnham Market. Mainline direct rail links to London can be found at either King's Lynn or Norwich. The Burnhams are a small group of villages clustered around the River Burn which, around the 6th and 7th century, was easily navigable all the way up to Burnham Overy Town. The River Burn is a 10 mile long chalk stream running from South Creake out to the saltmarshes at Burnham Overy Staithe, also affectionately known as "Nelson's River". The sea is only a mile away with excellent sailing facilities as well as sandy beaches close by at Brancaster, Holkham and Wells-next-the-Sea.
Burnham Market, nearby, is a much visited and burgeoning village often thought of as the loveliest in Norfolk, close to the North Norfolk Coast and having a full range of around 40 privately owned and run boutique shops as well as a delicatessen, wine merchants, butchers, chemist, boutiques, post office, antiques shop, doctor's surgery, dentist, jewellery shop, garage, a fine parish church and a range of hostelries including "The Hoste" - a renowned 4-star hotel. The village is centred around a green of mainly Georgian houses in what is considered an extremely desirable location.
Entrance to the property is through a wooden constructed porch with ample room for coat and boot storage. The front door leads into a very welcoming entrance hall with pamment flooring, under stairs storage cupboard and stairs to the first floor. To the right off the hall is a the galley kitchen with separate larder, fitted wooden faced base units, pamment tiled floor, space for free standing cooker, under counter fridge and plumbing for washing machine. This is a light room with large windows overlooking the garden. The sitting room is a good sized room with brick surround fireplace with wood burner and storage cupboards. Also off the hallway is a second reception room/dining room.
On the first floor, the master bedroom enjoys lovely northerly views across the field, as does the connecting dressing room/bedroom 4. There are 2 further double bedrooms both with sash windows with bedroom 2 looking out over the south facing garden and fields beyond.
8-9 Wells Road would likely to have been constructed for Holkham Estate employees working on the surrounding agricultural land. Changes in farming have meant a dramatic reduction in workforce so, in more recent times, the properties have been rented out long term but are now coming to the market for the first time. The 25,000 acre, privately owned Holkham Estate on the beautiful north Norfolk coast is home to the Earls of Leicester and the Coke family. The estate is comprised of diverse, but mostly traditional, enterprises of leisure and tourism, residential, commercial and agricultural assets. It draws thousands of visitors every year who come to visit the attraction of Holkham Hall, the surrounding parkland and the award-winning Holkham beach, which forms part of one of the largest National Nature Reserves and possibly the most unspoilt and beautiful stretches of sand in the country.
Holkham Estate is working to achieve the long-term prosperity of its built environment which will assist all those who live and work locally, whilst continuing to support the growing popularity of the area. The estate is embarking on an ongoing investment programme to modernise and upgrade its core properties and its central infrastructure. Part of the funding will be secured from the disposal of a small number of outlying cottages which will offer a unique opportunity to acquire a traditional, estate cottage in an ever increasingly popular and sought after part of north Norfolk
The property has recently had a newly constructed wooden fence surrounding the garden and a large newly gravelled area for parking. The garden is laid to lawn with some newly seeded areas.
