Full description

Tenure: Freehold

Located in the rural hamlet of Tregonetha this cottage home enjoys a tucked away position with garden to the front and parking.

It is believed that the building was originally a single storey barn being converted many years later and at some point a first floor was added.

The living rooms comprise a conservatory along the front elevation, a lounge/diner, and a kitchen/breakfast room. There is a ground floor cloaks/wc and 3 bedrooms on the first floor plus a bathroom.

There is an impressive granite fireplace in the lounge which is home to a solid fuel burner. An Esse Stove in the kitchen/.breakfast room supplies the central heating system. Windows are UPVC double glazed.

On the far side of the garden there are the remains of some barns which had consent to convert though this expired permission some years ago. In one corner there is a stone barn with approximate internal measurements of 17' x 10'. This building has been subject to some conversion works over recent years as the existing owners had planned to create a small bakery. The building has plaster boarded internal wall and water and electricity are connected. The building has a variety of potential uses.

Within a minute or so's walk there is a further area of land which is part of the property. The area measures approximately one quarter of an acre and has been used as an additional garden.

A very nicely positioned property in the heart of a favoured rural Hamlet. Viewing recommended.
Leave Newquay along Cliff Road which becomes Henver Road. Continue until reaching a roundabout (Trewollack new homes site on the right). Take the first exit (left turn and follow this road (A392) until reaching the Trekenning Roundabout. Take the second exit onto the A39. Proceed to the next roundabout and take the third exit signposted St. Austell B3274. Drive along this road for some miles until entering Tregonetha. There is a village green on the left. It is probably best to park here and walk to the property on your first visit. There are two turnings crossing the village green. Take the second and proceed straight ahead. Retallick is down the lane on the left.
