The Story

Sunny Sunday barbecues in the garden, watching the grandchildren play on the lawn - Prospect Cottages is full of happy memories. The owners bought the cottage in 1978 as a weekend retreat but have lived there full time since 2000. “We used to run a hotel, and when we sold it I suggested we live in the cottage for a while to see what it was like, and 15 years later we are still here! “There are lots of reasons why we have stayed so long: it’s secluded, we’re just seven miles outside Tunbridge Wells, which is a lovely town, and we’re only 45 minutes from the beach, plus, we have buses right from the doorstep to take us to places like to Rye or Maidstone. The situation is superb.”

PERFECT LIVING
The owners have really made the house their own. When they bought it, it was a humble two up, two down cottage with an outhouse. They added a conservatory at the rear and a kitchen on the front, converting the old kitchen to create a breakfast room, hall and cloakroom. Above the new kitchen is a spacious bathroom. They also added an en suite shower room in the master bedroom. When it came to decorating, they stayed true to the cottage’s traditional charm, adding attractive features, such as a log burner in the sitting room and conservatory.
“It’s always warm in there, and I like the fact that we’ve got full size doors leading from the sitting room into the conservatory and from the conservatory into the garden, so you feel as though you’re sitting in the garden even when you’re indoors. “You can hear the birds singing, and we have a tame pheasant who frequents the garden and is interesting to watch.”

EVENING SUNSHINE
The owners also enjoy their south facing garden; it has three sheds, a greenhouse and plenty of fruit trees and bushes, as well as lots of containers. “Keeping the plants in pots means it is very easy to look after; we keep most of them along the sides of the garden and on the deck.” The deck makes the garden perfect for summer entertaining, when large groups can be accommodated. “I love the fact that we get the sun right through the day. The peacefulness of the cottage and the surroundings is another bonus; I enjoy being nicely tucked away, where we can only hear the birds singing.” The conservatory also works beautifully as a winter dining room, taking in the beautiful garden views in any weather. In the winter months the house is very easy to heat.

SHOPPING TRIPS
The owners have also enjoyed the winder surroundings. The village is just a short drive from both Tunbridge Wells and Wadhurst, where there are plenty of interesting shops. When it comes to shopping for essentials, there is also a shop and Post Office in the village and there is a medical centre close by. “Another plus point is that it’s just a short walk through a copse to the local pub, so you don’t have to take the car. Bewl Water is right on our doorstep, and is great for sailing and windsurfing, and has plenty to offer for children.” Also virtually on the doorstep is Scotney Castle, which makes an ideal destination for an evening walk. The surrounding area is excellent for a whole range of outdoor activities, including cycling and fishing. “It really is a perfect cottage in a perfect location. The only reason we’re moving is we’re going to live near our son in Surrey. “We have so many happy memories of living here. I’ll always remember its peacefulness and tranquillity.”

QUIET HAMLET
The Down is a hamlet on the outskirts of Lamberhurst. Situated just south of Tunbridge Wells, there are many stunning local spots that are enjoyed by both residents and visitors.
Bewl Water, the largest open water reservoir in South East England, is extremely close by. It is a family country park, and offers stunning scenery across Kent. The home is only a five minute drive from Bedgebury National Pinetum, which has a range of activities to do, including bike trails, horse riding and Go Ape. The hamlet is a very short distance from Lamberhurst, where there is a vineyard and National Trust’s Scotney Castle to enjoy.

Agents Note

We are advised by our vendors that the area leading from the car parking area to the front of the cottages is owned by the Parish Council, although it has been maintained and used by the cottages since they were built. There is a small yearly charge for car parking.
