Description - Overlooking the Burn River Valley, the land comprises two fields and extends in total to about 18.52 acres (7.50 hectares), currently into rye grass and red clover but used for growing cereal crops in the past.
There are far reaching views towards Butterleigh and beyond, and both fields have a gate onto the adjoining lane. Boundaries are traditional hedge banks and there is a natural water supply.

Access - Access to the land is via a lane leading west from Dorweeke Cross. We understand this lane is owned by the council but is not maintained and therefore is suitable for vehicles with high ground clearance only.

In a short distance turn right, signposted Butterleigh / Exeter Hill. Proceed up the hill and along this road until reaching Butterleigh. Continue through the village, passing the turn to the Butterleigh Inn.
Continue south towards Silverton and after one mile, at Dorweeke Cross turn right. The land will be found on the right after 200 yards. Please note that the lane between Dorweeke Cross and the land is suitable for vehicles with high ground clearance only.
