Stanhoe is a small village with an active community spirit. There is a large village pond near the centre of the village and popular pub and restaurant - The Duck Inn. The village hall hosts many gatherings including film shows.
Adjacent to The Old Rectory is the Grade I Listed All Saints Church dating from the 13th Century which is part of the Benefice of Docking.
Nearby Burnham Market is a larger much visited village often thought of as the loveliest in Norfolk, close to the North Norfolk Coast with many privately run clothes boutiques and shops including a delicatessen, wine merchants, butchers, jewellery shop, chemist, galleries and an antique shop. Amenities also include a post office, doctor's surgery, dentist, garage, a fine parish church and a range of hostelries including The Hoste hotel. The village is centred around a green of mainly Georgian houses in what is considered an extremely desirable location.
A mile or so on from Burnham Market is the North Norfolk Heritage Coast, an Area of Outstanding Natural Beauty offering sailing, bird and seal watching, golf, cycling and fine sandy beaches.
In a quiet lane by the church, The Old Rectory is a wonderful find which has not been on the market for 38 years. Originally built by the Rev. Augustus William Noel in 1861 the property was designed by William White, one of the leading architects in Victorian England. He was at the forefront of the Gothic Revival.
The property has many features from this time, including the side-ways on porch, arched windows and fireplaces, knobbly braces for the beams in the hall and the banded brick and flint work to the exterior. The property also has a charming Coach House.
Entrance to the property is through the open covered side-ways on porch with rosemary tiled roof and original Victorian tiled floor. The front door leads into an inner porch area and then in turn through an arched door into the magnificent entrance hall, a large room with brick arched open fireplace, wooden stairs leading to first floor, and original floorboards. This room leads to the principal rooms.
The drawing room with triple aspect captures the southerly views of the garden through arched windows and glazed doors leading outside and features wooden shutters, charming children's window seats and original open arched fireplace.
The dining room is light with large south facing windows, original shutters, window seat, feature beams, and arched fireplace with electric wood burner style fire. A further door from the entrance hall leads to the study, this room is smaller and has a library feel, with book shelves, original open fireplace with tiled surround, and leads into a small office.
Also off the entrance hall and tucked under the stairs is a large cloakroom and separate WC.
Another door from the hall leads into an inner hallway and towards the kitchen/breakfast room. From the inner hall you access the laundry room, a door to the back stairs and the cellar with ample storage.
The kitchen/breakfast room boasts original wooden cupboards and shelving, a useful serving hatch, a 4 door oil fired AGA, double sink and further range of wooden kitchen units with integrated dishwasher and space for freestanding electric oven. This room incorporates a family sitting area with original storage cupboards, window seat and has lovely views over the garden with triple aspect. A door leads to the back hall/scullery with doors into the garden on both sides of the house, a larder area and the boiler room which houses 2 oil fired boilers and has original meat hooks in the ceiling.
Take the stairs from the entrance hall to the half landing with WC and a fantastic large arched full height window with fine views of the church. Further up the stairs you reach the landing with carved wooden banister rails and child gate. On this first floor the generously sized master bedroom is filled with natural light from south and westerly windows, original cast iron fire place with wooden mantelpiece and fitted wardrobes designed to fit in with the Victorian character of the house. From here a door leads into an en suite bathroom with free standing bath, fireplace and another door into the corridor. There is a family shower room, a guest bathroom and 4 further double rooms on this floor many with built-in wardrobes and fireplaces, large windows and lovely views over the south facing garden or towards the church. A dividing door on this floor enables 2 of the bedrooms and the guest bathroom to be used as a separate guest wing or closed off if not in use.
The back stairs lead up to the attic rooms, this area can also easily be shut off if not in use but offers 2 further large double rooms, a single and a bathroom, and would lend itself to staff accommodation or even a potential separate living space.
The Old Rectory is approached over a gravelled driveway leading off Church Lane and has many established mixed shrubs lining the entrance. The front is mainly laid to lawn with a mature trees and shrubs.
The Coach House has space for 3 cars, workshop, large store room, power, light and water, and WC. Stairs lead to an upstairs storage room in the eaves and an office. This building would convert very easily to provide extra accommodation subject to any necessary planning consent. Adjoining the house is a range of sheds for coal and wood storage etc.
There is a paddock, wooden stable, and a hard tennis court. At the back of the property is a large south facing wooden pergola with sandstone floor and established climbers, an area of terracing, an enclosed garden and the most wonderful expanse of woodland area with a spectacular copper beech tree, further established trees including oak, lime and walnut and a yew tree walk. This spring flower and ivy covered woodland is both a child's or adult's delight, the perfect place to hide, make camps or just relax with a good book.
