Situation - The Old Forge is situated at the bottom of Butchers Hill in the centre of the village of Fivehead, near the Parish church. Fivehead has a thriving community with a village hall and a number of clubs and associations. Local amenities include a public house with shop, and a restaurant with rooms. The nearby village of Curry Rivel and the market town of Langport are also very convenient, and between them have a supermarket, schools, banks, doctors and dental surgeries, library, inns and churches. Huish Episcopi Academy is also near Langport, which has an adjoining sixth form college and sports centre. The county town of Taunton is approximately nine miles to the west of Fivehead, where there is access to the motorway network. The other major towns within easy commuting distance are Yeovil, Bridgwater, Chard and Crewkerne. There are also mainline railway stations in Taunton, Crewkerne and Yeovil.
Description - The Old Forge is a pretty grade II listed detached property, built primarily of colourwashed elevations under a pitched thatched roof with undulating eaves. The house is thought to date back to the 1600s and retains an abundance of character, charm and period features, which include chamfered ceiling beams; original doors; flag stone floors and inglenook fireplaces. The Old Forge has accommodation arranged over two floors, with self-contained annexe potential and a detached garage/workshop set back from the village road in extensive private gardens.
Accommodation - The original hard wood front door is set under a thatched canopy porch and opens into the entrance hall. The entrance hall, which is filled with character, has the principal staircase rising to the first floor and doors opening into the kitchen, dining room and living room. There is an attractive exposed flagstone floor that continues from the hall into the dining room, which has a front aspect through two windows, with window seats, a beamed ceiling and an inglenook fireplace with an inset wood burning stove. The living room also has a beamed ceiling and is centred upon a fine inglenook fireplace with stone surround, an inset wood burning stove and a decorative bread oven. The room has a dual aspect with two front and rear aspect windows, all with window seats, and a door to the study. The study has a triple aspect and more exposed beams, some with wood carvings. There is potential to create a self-contained annexe at this end of the property, given that there is an external door, a downstairs shower room and a secondary staircase to a double bedroom.
The kitchen is to the rear of The Old Forge and is fitted with a fine range of wall and base units, laminate worktops, and an inset 1.5 bowl stainless steel sink and drainer unit. There is space for an electric range cooker and a freestanding fridge freezer, and there is plumbing for a washing machine and dishwasher. There is an external door leading into the rear garden and a door to the family/breakfast room, which also has external access through a stable door.
Upstairs, the landing area provides access to four bedrooms, bathroom, shower room, eaves storage and airing cupboard. Bedroom one enjoys a dual aspect to the front and rear and has character, provided by exposed beams. Bedroom two also has character with a chimneybreast, attached built-in cupboard and wash hand basin. Bedrooms four and five are smaller. The family bathroom is fitted with a modern white bathroom suite, consisting of a bath with mixer tap and shower attachment, vanity unit with sink, WC, heated towel rail and partially tiled walls. The shower room also has partially tiled walls, a walk in shower cubicle, WC and a wash hand basin.
Outside - The gardens are a delightful feature of The Old Forge. At the front of the property, there is a footpath that leads from the quiet village lane to the front door through an area of lawn set behind some low stone walling, surrounded by planted borders. A secondary pedestrian gate opens onto a path that runs under the south western elevation to the rear garden, with the entrance to the drive just beyond. The gravel drive is accessed between two stone walls through 5 bar gates and leads to the detached double garage/workshop. To the right of the drive is an area of partially walled garden split into two sections by a hedge. Both parts are predominantly laid to lawn, with a number of mature trees and shrubs, and the southern section has a central pond, a summer house and external access into the workshop at the back of the garage. The double garage has power and lighting, with two sets of double doors to the front and is built of stone elevations under a pitched tiled roof. To the side is pedestrian access into the utility room, which is fitted with base units and has space for a tumble dryer, and provides access to the garage, workshop, and attic.
The main area of garden is behind the property, with a patio area running under the rear elevation. An area of lawn adjoins the patio and is surrounded by a combination of herbaceous borders, raised beds and footpaths. This area of garden is fully enclosed by fencing and walling, making it both child and dog friendly.
Services - Mains water, drainage and electricity. Oil fired central heating.
Directions - Leave Taunton in a southerly direction on the A358 heading towards Ilminster. On reaching the Thornfalcon traffic lights on the dual carriageway, turn left onto the A378 towards Langport. Continue through the village of Wrantage, before climbing up to Fivehead. At which point, take the second right hand turn onto Butchers Hill. Proceed to the bottom of the hill where The Old Forge can be found on the left hand side, just before the church.
