Location - The land is located on the west side of Cliffe Lane, approximately 2 1/2 miles east of Holme-on-Spalding-Moor and 4 miles south west of Market Weighton.

Description - The land extends to approximately 15.80 hectares or 39.04 acres and comprises an arable field.

The Land - The land is shown as Grade 3 on the Provisional Land Classification Map of England and Wales. It is level and lies approximately 8m above mean sea level. The soil is defined within the Everingham and Holme Moor/Sandburn Series as a stoneless loamy fine sand, well drained, easily worked and well suited to a wide range of arable and horticultural crops.

Basic Payment Scheme - The land is registered on the Land Parcel Information System and is eligible for the Basic Payment Scheme. The Basic Payment Scheme entitlements are included in the sale of the land and will be transferred to the purchaser on completion.

Growing Crops - Field No. SE8337 3788 is sown with turf under a verbal agreement with Rolawn. This agreement can be continued or terminated by the purchaser.

Development Uplift Clause - There is a development uplift clause in favour of Her Majesty's Principal Secretary of State for the Home Department for a period of 20 years from 1 May 2001, being a sum equal to 50% of the difference between the open market value of the land immediately before the trigger event and immediately after, payable on the date of one of the following trigger events:

a) the grant of planning permission;
b) inclusion of the property as an allocated site in the Development Plan; and
c) the inclusion of a policy in the Development Plan which benefits the property.

Mineral Rights - In the event of the purchaser or their successors in title obtaining planning permission to work any sand and gravel reserves on the land for a period of 50 years from 1 May 2001 the purchaser or their successors in title will be required to pay 50% of the net royalties/sale proceeds achieved to Her Majesty's Principal Secretary of State for the Home Department.
