Cardinham offers a convenient location within a little over five minutes' drive from either the A38 trunk road to the south or the A30 trunk road to the north. This gives quick and easy access to the heart of Bodmin (about ten minutes) and after joining the A30, the city of Exeter at its junction with the M5 motorway is less than an hour's drive.

About ten minutes' drive will be found Bodmin Parkway Mainline Railway Station for the link from Penzance to Paddington.

The property is provided with oil fired central heating to the ground floor only and there is also partial double glazing.

A gate and a few wide steps lead down from the lane to the front of the property where a door opens to the living room and a further door opens to the kitchen. This is a double aspect room which enjoys views over the garden and has fitted floor and wall cabinets and worktops incorporating a sink unit. Across the lane there is a garage with lean to stores on either side and there is a gate which leads up to another area of garden. This is sloping but lovely views across the fields to the river and woodland beyond can be enjoyed and this area and it has been beautifully planted over the years. There is also a garden shed in this area of garden.
From the crossroads in the centre of Cardinham with the primary school on your left take the opposite junction and head towards the Church. Turn left immediately opposite the church and follow this lane until you drop down and go over a bridge. Follow the road around to the left and after a short distance take the left hand turning. April Cottage will be found a short distance down this lane on your left hand side.
