The property is situated in Crowland, a small market town on the Cambridgeshire/Lincolnshire border offering a village, community environment just a short commute from Peterborough, Spalding and beyond. In 2011 the new A16 was opened meaning journeys to Peterborough and Spalding are now just 10 minutes in either direction. A journey to London is 80 minutes door to door.

Crowland itself offers an excellent range of facilities including Co-op supermarket, Spar including post office, several hairdressers, hardware store, gift shop, florists, Crowland Cancer Fund Charity Shop, dog grooming parlour, desert restaurant, Italian restaurant, four pubs/restaurants, wine bar, garage repairs, and health centre. There is a primary school, South View Community Primary (which moved to a newly converted premises in September 2014) and an excellent choice of secondary schools in nearby towns including The Deepings School, University Academy Holbeach, Spalding Grammar School (Boys), Spalding High School (Girls) and The Gleed School.

Central to Crowland is a large open space, Snowden Field, which includes various play areas, allotment gardens, football pitches and open, grassed areas used for general recreation and to host community events. It is a short walk to the River Welland and there are numerous dog walking possibilities in and around the town.

Crowland is served by a bus service to both Peterborough and Spalding which runs seven days a week and hourly during the day weekdays and Saturdays. Please check with Stagecoach for exact timetables.

Peterborough is on the East Coast Main Railway line with a regular services north and south. London is a 50 minute journey. The recently refurbished train station has extensive parking.
