Situation - The land near Collacott is positioned in a rural yet accessible location with access on to the road between South Molton and Chulmleigh, approximately 1 mile north-east of the village of Kings Nympton. The village of George Nympton is 2 miles north of the land whilst Alswear, which lies on the B3137 between South Molton and Witheridge, is 3.5 miles to the east. The market town of South Molton lies 4 miles to the north.

Description - The land extends in total to 32.57 Acres (13.18 Hectares) and comprises a productive run of pasture land, presently used for mowing and grazing, although in the past, part has been in arable rotation growing a variety of cereal crops.
 
The two larger fields (3436 and 6855) total approximately 26.88 acres and are level or very gently sloping with a south and west facing aspect. These fields are presently down to pasture but have been in arable rotation in previous years. There are traditional earth bank boundaries, fenced for cattle and there is direct access on to the adjoining road in the western corner.
 
The northern section includes an appealing mixed block of pasture and woodland with direct road access on the western boundary. The productive pasture field is bordered by woodland to the north and south with a mature tree lined southern boundary. The woodland is mainly deciduous and totals about 0.84 acres with a small stream running through it.
