The Old Rectory has been in the same family ownership for the last forty years or so. It has been used as a very flexible home and income, with the arrangement of three or four apartments, all self-contained.

The property now represents an increasingly rare opportunity to renovate and restore this beautiful period home into what would ideally suit one dwelling, whilst ample potential exists for a separate self-contained annexe or flat, suiting family or staff accommodation with further potential for a second unit without disrupting the main house accommodation.

The property has abundance of fine period features, including stone Mullion windows, exposed wood floors, picture rails, ceiling cornices, fireplaces and on the first floor exposed ceiling timber work. The property retains much of its former grandeur with high ceilings, Gothic stone entrance, southerly orientation and gardens.

A gated carriage drive leads from the road, sweeps through the front gardens with trees on either side to the front of the house. The front of the property features a well kept virtually level lawn with surrounding mature trees, with a low boundary hedge offering views beyond the garden and the road to countryside and the village, including the village church.

The house at the front is orientated to a southerly direction and therefore benefits from the full sun when it shines, allowing ample opportunities for recreation and entertainment on its generous front lawns. To the right hand side the drive continues to a separate area of garaging and carports, providing two open carports and two lock-up garages. The drive then further continues to sweep around to the rear of the house to a further parking and turning area, with continuing lawns and flower and shrub beds. A separate left hand driveway splits at the front of the house, providing vehicle access to the near side of the house. This driveway passes through further lawned and parkland style grounds, to a substantial stone garage and workshop building, with power and light connected, good size roller door for vehicle access at one end.

The property is extremely well positioned on the village edge with views in a southerly direction to the church with countryside beyond. The property combines a village location with an unusual level of convenience being just two miles from Taunton town, 2.5 miles from the mainline Taunton railway line station, three miles from the M5 junction 25. Taunton, the county town of Somerset provides a range of both commercial shopping and scholastic facilities within the state and private sector, together with a vibrant shopping and restaurant trade, all set around the River Tone. The nearby Quantock Hills, approximately three miles provide a wonderful open country resource with a huge range of foot and bridle paths, providing excellent walking, riding and mountain biking country, stretching all the way to the west Somerset coastline at Kilve.

Electric, water, gas and mains drainage.

Energy Performance Certificate: Exempt
From the town centre take North Street over the bridge into Bridge Street bearing right at the traffic lights into Station Road. Proceed underneath the railway bridge, turning right after the second bridge into St Andrews Road, then first left into Cheddon Road.

Follow Cheddon Road as it continues out of the town, proceeding down the hill with open countryside to the left and right. At the bottom of the hill is a sharp left hand bend where you turn right towards Cheddon Fitzpaine; proceed along this road for approximately 1/4 mile, over a small stream and the entrance to the property can be found on the left hand side with a white iron gate. If you reach the village, you have gone too far.
