Bletchingdon is a popular and accessible village, well placed for access to the city of Oxford and London either by train or via the M40. The village has a church and a C of E primary school and is within the catchment area of the Marlborough
C of E School in Woodstock. Further independent and state primary and secondary schools are within easy reach. There is an active sports and social club with playing field and childrens' play area and a splendid new village hall is nearing completion, scheduled to open in the summer of 2015. The nearby villages of Kirtlington and Weston-on-the-Green have various local facilities, including shops, post offices, popular public houses and restaurants.

The property is Grade II listed, dating from approx. 1750, at which point it was part of the Red Lion coaching inn, which was set on the then main London road to the Cotswolds. Downstairs the three receptions are all good sizes, especially
the drawing room, which is double aspect with a large stone fireplace with stone flagged hearth and an exposed ceiling beam. The dining room links through to both the hall and kitchen, the latter being in a post-war extension, which overlooks
the garden. Unusually there is also a rather large utility room with exposed ceiling beam, only accessible from an external door adjacent to the kitchen. Our clients had always thought to one
day create a larger kitchen in this space, not least as there is a further store room attached, which could become an alternative utility room. There is also a cloakroom by the back door.

Upstairs, two conventional bedrooms are large and airy, one of which connects through to an en-suite bathroom. The largest room is 'L' shaped and double aspect, with a vaulted ceiling and exposed wall and supporting timbers. A door leads to the fourth bedroom/dressing room, which appears
to have been 'carved out' of this space. There is a family bathroom accessed from the landing.

Perhaps the most interesting spaces are those reached by the stone external steps. These are situated to the side of the cobbled drive and lead up to two rooms. The first is a large room currently used as a study, with a vaulted, exposed timber ceiling and a roof window facing the rear. We suspect it would be possible, subject to consents, to connect this room into the main house as a fifth bedroom. The second is a loft room in the eaves of the entrance archway (not shown on the floorplan). This space, with exposed timbers, has no windows
but is wired for light. It is a characterful, if unorthodox, space and has been a wonderful retreat for children over the years.

The entrance to the drive is via two timber gates underneath an archway. The drive is cobbled, with space for several vehicles and has plenty of under-cover storage space. Beyond this is the garage, which is a large stone building, believed to have originally been a coach house. It is a significant size, with windows, power and space to accommodate several vehicles.

The west facing garden is situated to the rear of the house and is landscaped, with several paved terrace areas plus various shrub borders around a central lawn.
