Tenure: Freehold

This charming and highly individual property comprises an original stone-built cottage dating from 1839/1840 (retained in its entirety), plus a large ground-floor extension to the rear constructed 7 years ago by a highly regarded local builder using premium grade materials. Roofing throughout features interlocking clay pantiles specially imported from Holland.
The original cottage now incorporates a large farmhouse-style kitchen/diner, lounge and utility room. The lounge is semi open-plan to a bespoke solid sapele hardwood conservatory which is insulated to a standard enabling year-round usage. Upstairs is a double bedroom, fully equipped bathroom and an airing cupboard. Central heating/hot water is provided by an oil-fired Redfyre range-cooker installed in the inglenook. Carpeted stairway to 1st floor where bedroom and landing are also carpeted, with vinyl sheet flooring to bathroom. At ground level the kitchen/diner has vinyl faced cork-tile flooring, the utility room is quarry tiled while lounge and conservatory are ceramic tiled over underfloor insulation. To the front all windows are bespoke solid oak with high specification double glazing, to the rear they are double-glazed PVC.
The extension, open-accessed from the kitchen/diner, comprises the large principal bedroom with fully equipped en-suite, a study and a triple aspect + roof-light artist's studio. The study and studio could be readily used as third and fourth bedrooms. An oil-fired condensing boiler provides hot water to the en-suite and heats the whole extension through underfloor heating beneath ceramic tiled floors. All windows are American Andersen, double glazed to appropriate regulation standard. Lighting and power are particularly comprehensive with TV aerial feed to all rooms and wired data link from study to studio. The extension is hidden from the approach view, thereby preserving unspoilt the character of the original cottage. From the rear however its imaginative character and features can be fully appreciated.
Outside there is a mature landscaped front garden with terracing, walling and steps in local stone, gravelled pathways and a pond with rockery surround. A secluded and sheltered front patio is accessed by double doors from both the conservatory and the studio whilst to the rear a patio terrace runs the entire length of the property. A greenhouse is sited at one end of the terrace with a boiler-room/WC/washbasin at the other (externally accessed). Close by is a substantial concrete-floored wooden-clad building with insulated roof panels, divided internally by block walling to give a lofted feed-store and a workshop.
What was once a small cider orchard now contains a triple garage with two roll-up shutter doors, a substantial electric fenced area with raised hen house currently occupied by the owner's chickens and a 500 gallon heating-oil tank tucked neatly into a corner.
Behind the cottage is an amenity area, part treed, which has a further workshop/store. This area is divided from the field by post & rail fencing, the field itself being divided into three small paddocks and an enclosure managed for wildlife habitat. The largest paddock has a field shelter with light, power, automatic drinker and outside tap. This gives onto a concrete yard area with post & rail surround and access to the paddocks via a 5-bar gate.
All outbuildings are approached over slabbed or stoned paths providing clean walkways year round. There is an outside tap behind the cottage, generous provision of external lighting, power and light to most outbuildings and positive drainage to all hard standing around the cottage.

We are delighted to offer for sale this charming country cottage approximately three and a half miles west of Wiveliscombe. Huish Moor itself is a small hamlet of approximately eight properties and Huish Cleeve is approximately half a mile to the west further up the valley.

The property is approached via a private drive (with access to one other cottage approximately 400 yards away). The cottage has been in the same ownership for 35 years, renovated by the current owners and extended substantially at the rear to provide practical and versatile accommodation for a variety of different occupiers.

Internally there is a sociable kitchen/dining room with a Redfyre oil fired range, a cosy sitting room and an all year round conservatory of bespoke solid hardwood construction and top specification double glazing, as well as a practical utility room and garden cloakroom.

At the rear of the property there is a master bedroom with a full en-suite bathroom with its own French doors leading out onto the rear patio. There are two further potential bedrooms, one currently used as a study and one with triple aspect windows and skylight, currently used as an artist's studio.

At first floor level there is a double bedroom and a separate bathroom with full suite and shower cubicle.

The property benefits from oil fired central heating with radiators in the older part of the property and underfloor heating in the new extension at the rear.

There are quality floor coverings incorporating Italian ceramic tiling and carpeting upstairs and a high standard of internal decor. Windows have been replaced with high quality bespoke solid oak double glazed units where appropriate

Outside the property
From the drive there is access to off-street parking for numerous vehicles and a large detached double garage. In addition to this there is a further timber structure comprising workshop and feed store with loft area above and an additional large garden shed, greenhouse and field shelter.

The current owners have kept Alpacas and Goats at the property and the ground is largely level with secure perimeter fencing.

The front gardens of the property are the formal garden area with a lovely sunny south facing terrace and well-tended and landscaped rockery garden with lawn and an abundance of mature shrubs, plants and trees. There are two five bar gates giving access to the parking area and a further drive coming closer to the property and we will be delighted to arrange and accompany viewings on the property for you to explore and discover this hidden gem.
