The Land
The farmland extends to approximately 62.85 acres (25.43 ha) of which approximately 2.25 acres (0.91 ha) is mature woodland, with the remainder being predominantly arable land with some permanent pasture. The land slopes gently to the north and is predominantly enclosed by mature native hedges. To the south there is a small concrete yard and a concrete frame grain store with reinforced internal block grain walling with a roller shutter door and estimated capacity of 250 tonnes. A steel framed machinery store is located to the rear which can also serve as additional grain storage.

Access to the land is taken off Hastoe Lane from two separate points of entry; the main access is situated at the south of the land where the buildings are located, but there is also a secondary access in the north east corner of the land.

The land is classified under the MAFF Land Classification as Grade 3. According to the Soil Survey of England and Wales, the soils on the land are of the Andover 1 Series which are shallow well drained calcareous silty soils over chalks. The land is best suited to cereals and short term grassland.

Method of Sale and Tenure
