Full description

Tenure: Freehold

The Barn, Darracott Park, we understand was converted just over ten years ago and stands within the original Darracott Park farmstead, backing on to its own land with outstanding far reaching views over the surrounding countryside. The property has been in the ownership of our clients for almost 18 months now, who have made several cosmetic improvements to the property. Today it is presented for sale in excellent decorative order and an internal viewing is highly recommended.

Internally, the reversed accommodation retains a wealth of character and charm associated with a barn and features a simply stunning open plan lounge/kitchen/dining room with impressive vaulted ceiling. This room is cleverly divided into its separate areas with the kitchen equipped with a range of matching wall and base cream fronted units, display cabinets and a plate rack. Included in the sale there is an electric Range oven with extractor over and dishwasher. The kitchen benefits from a ceramic floor and downlighters. There is adequate space for a large dining table and the lounge area has a large multi-fuel stove. This large triple aspect light and airy room also has exposed stonework and deep window cills.

On the ground floor there are three bedrooms with the master triple aspect bedroom suite having an en-suite shower room/WC which is fully tiled with a larger than average shower tray. The family bathroom/WC which serves bedrooms two and three respectively has a claw bath, again is fully tiled with a fashionable high level WC. Bedroom two is also large enough to accommodate a double bed and like bedroom one has direct access via double doors outside. The third bedroom is a single room. The property has many modern comforts such as oil fired central heating and external windows are sealed unit double glazed. Many of the internal switches are chrome fittings and internal doors are of the old latched variety.

Externally, the property is approached via a private shared concreted road which opens into the driveway providing off road parking for a number of cars. There are two garages which are able to comfortably accommodate two vehicles. The garages have the benefit of power, water and light and could be used as a workshop of so required. From the driveway a five bar gate opens immediately onto the land. There are well enclosed level gardens at the rear of the property which are particularly attractive with a fish pond and water feature. There is a utility shed 8' x 6' (2.44m x 1.83m) which has a power connection. A concrete seating area is the perfect opportunity to sit and enjoy outside dining during the warmer months and the outlook over the level grounds.

The land lies in two main enclosures to the rear of the property and amounts to in total around 4.75 acres. It is well enclosed and a small part of the two fields make up a section of a fenced private shared path. For those with equestrian interests there is a large stable block and with a concrete yard consisting of four loose boxes approximately 12' x 15' (3.66m x 4.57m), one of which could be used as a tack room. The stables have power, light and water. To the side of the stable block there is an open store area. Within the grounds there is also a redundant bore hole which although it is not in operation at the moment the owners have been told that it could be re-instated if so required. The whole set up of the barn is one that would appeal to many and therefore an early internal viewing is highly recommended.

The Barn, Darracott Park lies just off the B3254, North of Launceston. Village amenities such as a Village Hall and County Primary Schools can be found at both North Petherwin and Boyton within a few miles of the property. The well known thatched Countryman Public House is within a couple miles. Launceston which is approximately 7 miles distant, has a range of shopping, commercial, educational and recreational facilities and lies adjacent to the A30 dual carriageway given access to Truro and West Cornwall in one direction and Exeter and beyond in the opposite direction. For those with coastal interests the North Cornish Resort of Bude can be reached within 13 miles, which is known for its miles of sandy beaches, surf and cliff top walks.
From Launceston Town centre proceed down the A388 (St. Thomas Road) upon reaching the roundabout at Newport continue straight ahead heading up St. Stephens Hill out of Launceston and into St. Stephens. Continue through St. Stephens along the B3254 heading through Yeolmbridge for a further 6 miles or so. Upon reaching Langdon Cross continue passing the thatched Countryman Public House on the right hand side and proceed for a further mile or so where the driveway to The Barn, Darracott Park will be identified on the right hand side with the property clearly marked with a Webbers Fine & Country For Sale Board.
