DESCRIPTION
A rare opportunity has arisen to acquire a unique parcel of land with moorings and river frontage onto the Conway River. The land of about 1 acre has a range of flora with Oak, Cherry, Lime and Black Thorn species and is a site of special scientific interest. Originally part of the Quayside built for transporting corn flower to Conway the river frontage is over 400 meters with mooring rights between mean high tide and high tide. Conway is approximately 2km down river and the site is ideal for leisure, boating, moorings and camping. Fishing is good with bass coming to the site in late summer, salmon and sea trout can also be seen crashing out of the water. The river is fully tidal ranging from 5 meters to 8 meters seasonally.

It enjoys unrestricted views over Snowdonia and has attracted numerous artists and photographers over the years because if the remarkable light qualities. There is a stone structure originally an artisans cottage on the site which dates back to the mid-19th Century which up until 1960 was occupied by a British rail foot plate man with his wife and daughter. The site is accessed from the A470 Llanrwst Road opposite the Lodge House to Bodnant Gardens adjacent to the new Welsh Food Centre. Parking is available at a pull in and pedestrian access in available via steps across a single track rail line which has a train once per hour. The site is a blaze of colour with daffodils, bluebells and wild garlic abound under a cathedral like canopy of trees which were once used in the Second World War to hide mulberries. It is also rumoured that a spitfire remain submerged in the river fronting the parcel of land.
Planning permission was granted in 1968 for a replacement dwelling above the old cottage and the current owner is still in the process of documenting a case for the lawful use to continue with the proposed dwelling. Purchasers should check with the local authority in respect of permissions available.
