Description

Sitting opposite Forty Hall Country Park and Estate, this extraordinary four-bedroom apartment spans the entire top floor of a grand and historic building. The largest flat within ‘The Clockhouse’, it enjoys incredible views across the mature, private gardens as well as having wonderfully spacious and well-proportioned rooms.

It is a property of genuine character and elegance, but it is also an enormously practical and adaptable one. It would be ideal for a couple looking for a special home with oodles of space and light, but it would be equally suited to a growing family, with vast gardens for the children to explore and two ‘Outstanding’ Ofsted-rated primary schools just around the corner.

Brickworks Says - We are a little bit in love with this amazing apartment – it is unlike anything we have seen before. The reception room and main bedroom, in particular, are on an epic scale with vertiginously high ceilings, grand dimensions and curved walls at one end. The expansive windows frame the internal architecture and bathe it in natural light.

Our favourite spot of all, however, is probably the family bathroom. We adore the original Victorian tiles that stretch from floor to ceiling and create a rich, historic atmosphere. As with the whole flat, however, it is not stuck in the past; it is just very special indeed. Oh, and a final, quick word on the private gardens, which are vast and ridiculously beautiful. The large, patio area at the front of the house is perfect for summer entertaining with friends.

The Owners Say - We have loved living at the Clockhouse. We adore the light which illuminates the generous rooms every morning and evening; the privacy (we are not overlooked by anyone) and how practical and well laid out it is. This is a home where one can adapt spaces for different uses with ease.

The views of the trees and gardens are second to none and Forty Hall and Myddleton House with its exquisite gardens are very close. We are in London, yet live in a wonderful country setting. There is plenty of space at home to work, relax, be together and enjoy one's privacy. All this in an apartment that is surprisingly economical to maintain.

Points To Consider - For a property on such a grand scale, the running costs are unexpectedly low: there is no service charge or ground rent. Utility bills combined come in at around £100pcm. And the gardens and building are maintained and cleaned for around the same.

Part of Enfield Council, the property is in Council Tax Band E (£1,810.42 in 2017/18)

The private garage that comes with the flat is next to the main house. It is large, allowing space for two small cars or one larger vehicle.

Each of the residents has a section of the communal cellar to use for storage. It's easily big enough for most needs.

Some may feel that parts of the apartment need cosmetic updating, the en-suite bathroom, for example, falls short of the exceptionally high standards set throughout the flat, but everything looks in good order and is well-maintained.

A few minor alterations have taken place since the photos were taken. For example, the bathroom heating rail was replaced as it wasn't working very efficiently. It has been kept, just in case anyone wants to reintroduce it in the future.
