Attractive 3 Bedroom Detached Cottage With Magnificent Views.

Description - Beinn Ghobhlach Cottage is an ideal family or holiday home in an idyllic setting in Ross-shire. Set in 0.6 acres of landscaped garden ground, this detached cottage offers deceptively spacious accommodation with 3 bedrooms, 2 attic rooms, a modern kitchen and a large living/dining room. The living/dining room has fantastic views across Little Loch Broom to Beinn Ghobhlach and a door and French doors to the garden give an inside/outside living space.

Location - The crofting township of Durnamuck sits above Little Loch Broom, and the cottage has splendid views across the loch towards Beinn Ghobhlach and the Scoraig peninsula, down the loch towards the Beinn Dearg range of mountains and south-east towards An Teallach. While in a rural setting, the primary school, local store and health centre in Badcaul as well as the Dundonnell Hotel are near by. Secondary education (school bus service) and further shops and services are available in Gairloch (25 miles) or Ullapool (31 miles). The area is well known for hill walking, mountaineering, fishing and water sports and also has an abundance of bird and wildlife.

Directions - From Inverness take the A9 to Tore roundabout then the A835 to Braemore Junction. Turn left on to the A832 signposted Gairloch / Aultbea / Dundonnell. Continue through Dundonnell. About 5 miles further on turn right at the signpost for Badcaul and Durnamuck. Pass Badcaul Primary School and Dundonnell Stores. After around 0.9 miles turn right (by a yellow grit box). Beinn Ghobhlach Cottage is the second house on the left. Park in the space on the right hand side opposite the cottage.

Porch - 2.43m x 2.23m (8'0" x 7'4") - A metal gate opens to a paved path to the front door. A glazed front door opens to the entrance porch. Modern fitted floor and wall units and coat hooks provide ample storage. A large window looks to the view of the sea and hills. Space for freezer.

Hall - 3.18m x 1.8m (10'5" x 5'11") - The L-shaped hall has traditional croft stairs leading to the attic rooms and doors to the entrance porch, bedroom 1, bathroom and kitchen.

Bathroom - 1.47m x 2.63m (4'10" x 8'8") - The room has a light coloured WC, wash hand basin and bath with electric shower over. The window is recessed into the wall. Heated towel rail.

Bedroom 1 - 3.48m x 3.63 at widest (11'5" x 11'11" at widest) - This pleasant double room has two deep recessed windows looking over the back garden and to the views to the front.

Kitchen - 3.42m x 2.59m (11'3" x 8'6") - The kitchen has recently installed white fitted wall and floor cupboards and a one and a half bowl stainless steel sink with
drainer. There is a gas cooker and space for a washing machine, a dishwasher and a fridge.

Living/Dining Area - 3.64m x 10.37m at widest (11'11" x 34'0" at widest - The attractive open plan living and dining room runs along the front of the cottage. Three large windows look across the garden to the sea, Beinn Ghobhlach and the surrounding hills. French doors open to a gravelled area to the side and a door from the dining area opens to the front garden. The gas stove on a raised plinth provides an attractive focal point within the room.

Bedroom 2 - 2.92m x 3.16m (9'7" x 10'4") - Currently a single room, this double sized room has a large window to the back garden, a large fitted cupboard and access to the loft space.

Bedroom 3 - 2.88m x 3.16m (9'5" x 10'4") - This bedroom is currently used as a single bedroom and study but could also be a double room. It has a large window looking to the back garden

Landing - 2.67m x 2.3m (8'9" x 7'7") - The hall has coombed wood-lined ceilings and a small corrugated window to the back of the property. A large eaves storage cupboard is accessed from the top of the stairs or by a hatch which folds down over the stairs.

Attic Room 1 - 3.0m x 3.2m (9'10" x 10'6") - With coombed painted ceilings and a corrugated window to the front. The room has been used as a single bedroom and is currently used for storing outdoor equipment.

Attic Room 2 - 3.2m x 3.25m at widest (10'6" x 10'8" at widest) - With wood lined combed ceilings and a corrugated window to the front, this room has previously been used as a single bedroom and is currently unused.

Garden - The large garden has been landscaped and planted by the current owners and is well maintained with grassed areas, rockery, shrubs, flower beds and different levels. There is a wooden garden shed beside a large metal gate giving vehicular access. The gravelled patio area to rear is south facing and has an attractive rockery. The gravelled area to the side is accessed from the living area and a great spot from which to enjoy the garden and the views.

Heating - The property benefits from electric white meter heating and a gas stove (in the living/dining room).

Glazing - The property is fully double glazed on the ground floor and the small roof windows on the first floor have clear corrugated plastic windows.

Extras - The fitted floor coverings, curtains and gas cooker are included in the price. The tumble dryer, washing machine, dishwasher and fridge may be available by separate negotiation.

Council Tax - The current Council Tax band is C. You should be aware that this may be subject to change upon the sale of the property.

Services - The subjects benefit from mains electricity and water. The gas cooker and fire use LPG gas bottles. Drainage is to a septic tank.
