Location - Polruan is a small village on the eastern side of the harbour, directly opposite the town of Fowey. This picturesque village benefits from two pubs, a small supermarket, a tea room, church, general store, fire station and primary school. The most direct vehicular access to Fowey is via the car ferry from nearby Bodinnick but there is also a pedestrian ferry crossing directly from the village itself. The River Fowey is renowned for its safe deep water anchorage and excellent sailing. The natural harbour at the mouth of the river is a charming and picturesque inlet, extending about six miles inland to Lostwithiel. In August the harbour is the setting of the Royal Regatta one of the country's finest.

Fowey is one of Cornwall's most historic and unspoilt seaport towns and its amenities include a great choice of seafood restaurants, pubs, antique shops, galleries, hospital and primary and secondary schooling. The town still benefits from, and celebrates, its associations with Daphne du Maurier and Sir Arthur Quiller-Couch (Foweys Troytown in his novels).

The world famous Eden Project and Lost Gardens of Heligan are both close by with St Catherine's Castle (an English Heritage property) one of Henry VIII's coastal fortifications, standing to the south of the town and Restormel Castle (also English Heritage) is upstream.

There is also a small outhouse, useful for storage. Entry to the property from the courtyard is into the kitchen area.
