Location
The land at Parsonage Farm is situated north and south of the A14 between Bottisham and Wilbraham, 5 miles east of the University City of Cambridge. All the land is accessible either from the A1303 or Wilbraham Road

Description
The land is situated in a ringfence and divided into four blocks of level, productive arable land, all with good road frontage and access.

The land is mostly Grade 2 with exception of lot 4 which is classified Grade 3 and is identified as being predominantly Swaffham Prior series, being chalky drift over chalk rubble, suitable for growing cereals, beet and potatoes and capable of some excellent yields.

The land contained in Lot 3 includes a concrete beet pad together with a one acre square of grassland, formerly used by a model flying club.

The cropping rotation includes oilseed rape, winter wheat and spring barley and all of the land is currently either in winter wheat, spring barley or fallow this year. Past cropping records are available from the Agents.

Drainage Rates
The land is subject to standard Environment Agency drainage rates which are recorded as being £2.04 per hectare for the 2015/2016 year

VAT
If the sale of the property or any right attached to it is deemed a chargeable supply for the purpose of VAT, such tax shall be payable by the purchaser in addition to the sale price.

Town & Country Planning
The land is situated within East Cambridgeshire District Council and is sold subject to any development plans, tree preservation orders, town planning schedules, applications, permissions and resolutions which may be or come into force. Basic Payment Scheme

Tenant Right & Dilapidations

Exchange & Completion
Exchange of contracts shall be within 28 days of the purchaser(s) solicitor receiving a draft contract. Completion cannot take place before 2nd September 2016.
