Full description

A fantastic detached 4 bed thatched cottage on the edge of the sought after village of Spreyton, large workshop and barn, 0.7 acre gardens plus the OPTION TO BUY OR RENT ADDITIONAL LAND

Stockhay is an excellent example of a thatched Grade II listed cottage built circa 1640. It has been sensitively restored, renovated and modernised over the last 10 years, by the current owners with a superb attention to detail, handmade oak doors, lime plaster, flagstone flooring whilst retaining all of the original character. Heating is provided via the oil fired Heritage range in the kitchen which also provides hot water. There is a generous elm-panelled sitting room with inglenook fireplace and wood burner, the original dairy is now used as a study and a central hall is home to a solid oak staircase and provides access to the rear garden. Completing the ground floor is a spacious and well-appointed farmhouse kitchen with solid handmade beech painted units, slate and wood working surfaces and a large central island.

On the first floor is a large master bedroom complete with exposed cross beams and a vaulted ceiling and an en-suite shower room. Three further bedrooms and a large family bathroom with free standing bath and underfloor heating complete the cottage internally.

Outside, the property is approached via a 5 bar gate to the country lane giving access to a large off-road parking area with ample space for a caravan or horse box and a superb treehouse. The lawned gardens are found behind the house with a large paved area with BBQ and steps up to remainder of the garden, laid to lawn and surrounded by hedging.

There is a second area of garden with raised beds and further lawn to the east and this leads to a timber workshop and a large two storey agricultural barn with ground and first floor storage, a utility room and double doors out to the adjacent field. Currently, the adjacent field which extends to approx. 1 acre is let to the current owners and it is understood that this arrangement could continue with a new owner (a monthly rent of £50 has been pre-agreed). There are also options to buy some or all of this field, however this would need to be negotiated with the owner separately. The field is established to use with Stockhay with a wildlife pond, pig pen, field shelter and chicken run, the remainder of the field is left as grazing.

There is a further field which it is understood could also be rented (8 acres) subject to the owners approval.
