SITUATION A rare opportunity to purchase a building plot in the pretty Cornish hamlet of Chilsworthy, nestling at the heart of the Tamar Valley and benefiting from stunning unobstructed views extending across the valley towards Devon and Dartmoor in the distance.

Chilsworthy is a picturesque village with its own public house and is conveniently situated approximately 1.5 miles from the village of Gunnislake.

Gunnislake is situated alongside the River Tamar with a good range of shops and primary schools, and public houses. There is an excellent playing field nearby and walks abound. Gunnislake is approximately 20 miles by road from Plymouth and 5 miles from both Callington and Tavistock. There is a regular train service to Plymouth city centre
with its fast Inter City rail links to London, Bristol and the North, as well as ferry services to Roscoff, Brittany and Santander, Northern Spain. There is a good bus service to both Tavistock and Callington.

Tavistock is a thriving market town adjoining the western edge of the Dartmoor National Park and was in 2004 voted the winner of a nationwide survey undertaken by the Council for the Protection of Rural England involving 120 other market towns. Among the assets taken into consideration were history, architecture, community spirit, planning sensitivity, recreational facilities and individuality of shops and businesses. Additional facilities include a hospital, a bustling Pannier Market and a full range of schools both State and Private. Indeed Tavistock can claim to have everything adding up to a quality of life which would be hard to rival.

DESCRIPTION An exciting opportunity to build a detached two storey contemporary home in a quiet corner of a desirable Cornish village, on an elevated plot designed to take full advantage of the superb unobstructed views extending across the Tamar Valley.

The new home is compact but cleverly designed to make full use of the space available. This modern design uses a pallet of traditional materials encompassing natural stone, slate hanging and timber cladding as well as a sedum roof:

On the ground floor there is a large hallway with built-in storage cupboard and stairs rising to the first floor, a spacious double bedroom with French doors to the garden and a well appointed bathroom. On the first floor there is an open plan living room with seating, dining and kitchen areas and floor-to-ceiling windows to make the most of the breathtaking views. There is another double bedroom on this floor and a separate shower room.

Outside, the property will be approached via the existing driveway leading to carport parking and the garden to the east and west which will provide private and secluded areas from which to enjoy the panoramic countryside views.

PLANNING PERMISSION Conditional planning permission for full residential use was granted on 18 April 2016 under Application No. PA16/01265.

Full details of the Planning Application, plans and drawings are available on the Cornwall Council website at

DIRECTIONS Leave Tavistock via the A390 heading towards Callington and Cornwall. Pass over Newbridge and continue up the hill towards Gunnislake. Pass through the traffic lights and continue up Sand Hill to Drakewalls before taking the second turning on the right, signposted Chilsworthy and Latchley. After approximately 1.5 miles, turn right over the old railway bridge before turning next left to Chilsworthy. Proceed through the bends to the village and after a short distance turn left next to the old post office (post box in wall). Follow this smaller country lane up and to the right where the plot will be found on the right hand side, clearly identified by a Mansbridge Balment 'For Sale' board.
