Introduction

Prospect House is arguably one of the finest properties in Ripon, standing in approximately 1 acre of superb private gardens on the leafy and highly sought after Palace Road. Dating back to circa 1835, Prospect House is grade II listed and has a wealth of original features including the staircase, which leads off from the elegant entrance hall, as well as oak flooring, beautiful fireplaces, cornicing and sash windows with original shutters.  Leading from the entrance hall are the impressive main reception rooms, including a drawing room, dining room and sitting room. All of these rooms are beautifully appointed, well proportioned, airy and light with wonderful views out onto the gardens that surround the house. The Clive Christian breakfast kitchen is fabulous, with an gas fired Aga and Central Island. Off this room is a balcony, making it a perfect place to enjoy the peace and tranquillity of the garden.

Stairs from the ground floor lead down to the basement which has been skilfully converted to create a garden which leads out onto the terrace and the garden. There is a useful home office, additional bathroom, sizeable utility room, cellar, boiler room and storage area.

The elegant stairway from the main entrance hallway leads up to a beautiful landing with domed ceiling window which lets in lots of light. The master bedroom ensuite is an excellent size with dual aspect looking out on to the garden.

Prospect House’s gardens are thoughtfully laid out with lawn areas, a rose garden, well stocked flower beds, borders and terrace.  The grounds are interspersed with mature tree specimens including copper beech, yew, sycamore and ash to name but a few, which also add to the great feeling of privacy. The garden is lit so can be equally enjoyed in the evenings. There is private parking for several cars.

History

“A deed for the plot of land on which the house now stands was made in 1835 & the next transfer in 1845 is complete with Prospect House,Coach House,Outbuildings & Land. It appears to have been built for the Kearsley Family who owned the varnish business in Ripon. Mary Susanna & John Kearsley transferred it to their family of John,Elizabeth,Mary Susanna & Harriet on the 25 February 1878. It was requisitioned & occupied as an Officers Mess when the RIPON Transit Camp was established for the 1914-1918 Great War when soldiers from the North of England prepared for & were sent to the Somme. Afterwards it was acquired by Maurice Brayshay who was later knighted & Sir Maurice passed it to his daughter Lorna Brayshay. When she went into a London Nursing Home around 1964 the house remained unsold & fell into dereliction until Barrie & Elizabeth Price bought it from Maylott Eccles Executor for the Estate in May 1967. They have now lived in & cared for the house for 48 years raising their 5 children in its wonderful surroundings. ”
