The owners currently operate a skip and reclamation yard (principally inert waste) on the blue land and a stone masons yard on the red land. Both businesses trade successfully and would relocate to facilitate a sale. We believe this will have no adverse effect on a development which may take place. On this basis, we are inviting offers for the purchase of the property for either residential or commercial development. Initially, we are requesting greenfield offers which are to be accompanied by a realistic estimate of the planning costs. We anticipate any buyer undertaking site investigation works in order to satisfy themselves over any remediation costs (if any). Before both parties commit to a sale on an agreed price. We propose that there is either an exclusivity agreement with agreed Heads of Terms for the sale or a conditional exchange of contracts prior to the SI work being undertaken. The site to the South is currently being developed by Taylor Wimpey, with only a handful of units remaining available to our knowledge.
